This is a market update for the Marengo Gardens complex of condos and townhomes in Pasadena. Marengo Gardens is a collection of 52 condos and townhomes in a popular and convenient location on South Marengo Avenue.
Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
The single level Condominiums at Marengo Gardens have one or two bedrooms, up to two baths, inside laundry connections and a patio or balcony. Parking is in the subterranean garage. Top floor units have vaulted ceilings.
The townhome units in the complex are multi-level with up to three bedrooms, a fireplace and an attached garage with direct access into the units. These units have a patio and balcony space.
The complex has a www.walkscore.com of 91 which identifies the location has a walkers paradise. It is convenient to Old Pasadena, Paseo Colorado, Pasadena Playhouse District, Pasadena Civic Center and South Lake Avenue where residents can find abundant options for shopping, dining, culture and entertainment. There is easy access to transportation via multiple freeways as well as the Gold Line light rail station at Del Mar Boulevard.
Marengo Gardens has a pool, spa and lounge area with the majority of the professionally managed complex gated(a few of the townhouses face Marengo Avenue and have direct access from the street).
There has typically been low turnover of units at Marengo Gardens. A newly listed townhome should receive a lot of attention. It has approximately 1293 square feet and two bedrooms, two-and-one-half baths and priced at $525,000. So far in 2015, there have two mls-reported closed sales. Both were two bedroom floor plans. A probate transaction with approximately 950 square feet on the top floor sold for $385,000(last list price $399,000) in January. In May, a renovated second floor unit with approximately 973 square feet closed for $443,000(list price $399,000).
For full year 2014, there were two mls-reported transactions. One was a two bedroom/two bath condo unit with approximately 988 square feet which sold for $410,000(list price $415,000). The other was a two bedroom renovated townhouse unit with two bedrooms and approximately 1313 square feet which closed for $575,000(list price $499,000).
