To be fair I should first admit I’m totally biased to this Sacramento Zipcode.  My first home was actually on Gladstone Drive in Sacramento 95864.  Since then I have spent many years as a Sacramento Real Estate Investor and have consistently come back to this zip code for awesome home deals.  The neighborhoods are established with strong community support, local parks and great places to eat.

 

As a home seller theres always a lot of Realtor activity bringing in traffic.  On any given day there is someone canvasing the neighborhood door knocking.  Almost any trip the grocery store will pass bandit signs for real estate investors with catch phrases like “FAST CASH NOW” or SELL YOUR HOME FAST”.  It’s almost always geared with the term “Fast Home Sale”.  The point is there is constant “Real Estate Activity” happening in the area.  This makes for a conditioned group of residences.

 

Perhaps my two favorite pockets of homes for 95864 are the Arden Manor houses and of course the Arden Park Homes.  What’s nice is the dividing street is Watt Avenue. This makes for a very clear dividing line.  The street represents a large jump in price and in neighborhood when crossing into Arden Park.  Everything goes up including the beauty of the houses and care of the lawns.  Something magical happens when you enter Arden Park.  It’s different, cleaner, and overall a nicer place to live. 

 

I’ve lived in 2 houses in Arden Manor (the other side of the tracks).  I’ve loved both houses and what’s ironic is the layouts were pretty much identical.  However since my first house was at the top of the market and my second house wasn’t, my price points were drastically different.   I’ve raised a family on one side of Watt.  It was perfect because my sister in law was on the other side of Watt living on a street called Bodega. 
Anyone who is seriously familiar with the Arden Park Neighborhoods knows the street Bodega.  So from flipping houses to living in houses I’ve done a lot in 95864. 

 

This is partly why I track statistics from 95864.  I feel bonded and invested to the communities which I lived in, raised a family and helped revitalize neighborhoods by increasing home ownership.

 

As a Home Seller it’s important you get to know your own neighborhood statistics.  This information will help guide you through the process and help you get top dollar when your house sells.  Simply knowing the average combined days on market will help a For Sale By Owner know when to turn for some professional help.  If the average days on market is 40 and you’ve been trying to sell your home longer, somethings up.  There’s a time and place to let a professional do their job.  There his no problem with trying to FSBO a property yourself but it can cause you to miss a market, not negotiate hard enough, lose money and opportunities. 

 

What if you are the one seeking the Gem Properties?  Remember those Bandit signs I talked about?  Call them and speak to the person who answers.  They claim to purchase properties then they must have some inventory.  Check with each phone number and ask to discuss their current and upcoming inventory.  This is a great way to find “OFF MARKET PROPERTIES”. 

 

Remember the dividing line between the Arden Manor Neighborhood and Arden Park Neighborhood is Watt.  When searching for Bandit Signs I find most are in the Arden Manor side.  The Arden Park side gets patrolled pretty heavily and any signs that are up tend to get removed (yes I used to place those very signs at one time).  Like I mentioned earlier this is one way it just has an overall “cleaner” feel.  It might be because of such heavy sign patrolling.  Certainly the Arden Manor Neighborhoods simply don’t care.  The signs are everywhere.  The inventory is everywhere. 

 

The beauty of 95864 is in how the data is recent.  These home sales are recent.  The homes in this area are selling fast (at least they were, it's starting to slow a bit now).

I’ve included a few graphs and charts.  For me I rarely look farther then 4 months back as a home flipper/investor.  The old data doesn’t help as much as the newer stuff.  I need to know whats happening in the neighborhoods now not last year.   As a Realtor I'm constantly searching for trends.

Arden Park Gems and Arden Manor Gems can be found right now literally today.  Did I mention I love 95864?
