Homes Sales Moving Upward in Camas For May 2015

The May 2015 Camas WA Real Estate scene has moved into an upward phase, with Unit-Volume up 16% year-to-date; with long term prices up almost 10%.  Here are key report items for May 2015:

  • Prices Indexes pointing strongly Upward, with the 3-Month Moving Average Up 7.0% (May. 2014 vs. May 2015); while the 12-Month Moving Average went up 9.6% for the same interval
     
  • The Inventory level for Resale Homes is at 3.6 Months - a 0.5 Month improvement from April, and still in a  "Seller's Market."
     
  • Approximately 42 Resale Homes closed in May 2015, compared to 42 Sold in May 2014; no change on a month-to-months basis - yet, so far this year 16% more homes have sold ytd in 2015 than the same period in 2014!
     
  • REO/Bank Owned property sales were 4 units (9.5% of total); up from 3 (7.1%) in 2014. 
     
  • Short Sale /Pre-Foreclosure property sales were 1 units (2.4% of total); no change from 1 (2.4%) in 2014.

The current inventory level of 3.6 for Camas is a significant improvement from February inventory level was at 2.5 months.  We are still in a Seller's Market but, not quite as extreme, thankfully. 

There has also been very good improvement in the Distressed properties (Foreclosures and Short Sales) category, now at just below 10%.

For the past 6 months there has been a definite uptrend for the Long Term Unit Sales for Camas, with the Short Term trend turning north 3 months ago..

Average Home Sales-Prices (chart below) had been going sideways for a few months, with the strength of this year's buying season moving both trend-lines in an upward direction.

The quantity of new listings has improved significantly above the growth in sales, helping with the Inventory Level. 

For the second month the Median Number of Days on the Market has remained below 20 days!  Clearly, well-priced properties are moving quickly!
