It has been a hard 6-8 months. While I still think there are difficult times ahead, it seems that the Tampa real estate market is beginning to move again! The tampa market movement has come in fits. It seems one week the business is like old times, and the next week the doldrums start again.
This week the local Tampa Real Estate Association came out with some stats that show Tampa home sales are up 46% since January. Now I take everything the Tampa Real Estate board tells us with a grain of salt. There have been too many stories from NAR about the Real estate turnaround, which never was. These stories were both too ambitious and too soon.
I have always been a numbers guy. The stats don't lie. They can be tweaked, but if they are raw enough, then you are getting a fair picture of things. These stats are about as basic as you can get and help to reinforce what we have been seeing anecdotally in the Tampa Real esate market. The stories seem the same with the Tampa inspectors and appraisers I talk with. There seems to be a spring of movement bubbling up which I think will continue to trickle. Hopefully it will turn into a healthy stream of Tampa Real Estate sales. Below is the release from GTAR on April 14, 2008:

Tampa Statistics: Home Sales up 46% since January.
March sales of all housing units showed an increase of 42.9 percent from the previous month. A total of 1,162 units sold throughout the county in March compared with 813 for the month of February. The March figures also reflect an increase of 46 percent from January's total of 791 units sold.
Current Inventory is down slightly and months of inventory is down significantly from 25.20 months to 17.33 months of inventory.
My friend Greg Armstrong, President of West Pasco Board of REALTORS® tells me Pasco County's home sale numbers are up 55% from January.
