I have been trying for six months to get a listing on a house that I think is simply a fantastic home.

Last weekend I left a voicemail asking the seller to stop selling the home themselves and give me a chance. I said this in a very jovial voice and was chuckling after I made the statement.

Monday morning I had a voicemail that said "Ok we give you win! we want you to list our home"

Six months of emails, voicemails, a face to face meeting and showings have lead me to getting a listing agreement.

The home is not overpriced. It is on a highly visible street, it is a very cute bungalow that has attracted a lot of lookers but no buyers for the FSBO sellers. My job will be to convert the lookers into a buyer.

Sometimes expired listings will sign with you immediately and sometimes it takes months. Keep the faith and keep working with them. It does pay off.

Best wishes,

Scott

It's these vignettes of success that keep me from leaving the table. We're throwing everything at the kitchen sink into this market. Your blog was the tonic I needed to keep going! Well done, Scot. Luck favors the brave and fortune smiles upon the bold.

Jo, Andrew & Bart- Thanks for the kind words! Sometimes it seems so easy to just throw in the towel and stay home and watch TV. It is days like this that keep me going. Six months of watching this house not sell has really taught me the value of persistance. I need to make sure I remember this lesson as I pursue other business opportunities. Thanks for visiting and I hope you will come back often.

Best,

Scott

Hey Scott how long does it usually take you to get an average expired?

Hi Scott: Yup, it's perseverance. The competition generally gives up. Sellers who say no are just one step closer to saying yes if you ask enough times, because they can't say no forever.

Bart-This one has been the longest period of effort I have put in. Normally I get a yes or no to meet when I call or visit. If I send letters I have not had much success. (My letter was not very good to be truthful) I am working with Katerina Gasset on a new expired listing letter which I have high hopes for.

Elizabeth- You are right. I have need to remember it when I am getting down on myself. I just need to smile and keep trying. Something good is bound to happen!

Scott- Congratulations! This is a great way to show that perserverence pays off! Just bite in and don't let go! We have had people save our letter for over a year and then call us!

Lori- Yes hard work does pay off. Maybe not immediately but it does pay off.

Katerina- Thanks! As I get more experience in the business I will remember that things can take a long time. Especially the first time someone pulls out a letter and calls me a year later!

Well, you've had the listing for a week.  How is it going?  Have you sold it yet?  Did you see the post in the marketing of you catagory about big bad home sales?  They did some unique things to sell their home themselves, but as realtors, we can adapt their methods.  They are ratical and not your typical marketing ideas.  I am working my way towards their methods as a realtor. Update us on this listing, will you?

Nice story. We want a new post later on telling us how you sold it!  Sometimes a home is a "sleeper" a good value but most people don't see it. Hope that is the case for you with this one. Good luck.
