Welcome home to Knollingwood Townhomes in Henrico County’s Far West End.  Set back into the middle of a well established single family neighborhood, this townhome community offers homeowners a chance to get into a highly desired of Henrico County’s west end at a very reasonable price!

Knollingwood Townhomes – What’s Nearby?

There are many reasons why Knollingwood Townhomes are attractive to many homebuyers, but on of the strong attractions for many is how near the neighborhood is to everything.  Within a few minutes drive, homewoners can be at Short Pump Town Center as well as Regency Mall, and everything retail you could want!  Grocery stores are plentiful:  Martin’s, Kroger’s, the new Aldi, Food Lion, Whole Foods, Trader Joes – all of these stores are only a short drive away.  And, of course, with Richmond’s growing food scene, lots of great restaurants are all within a very short drive of this neighborhood!  And for those who enjoy the outdoor attractions Richmond has to offer, there are not only the parks maintained by Henrico County, but also a very short drive to the James River and the parks that are maintained by the city of Richmond!

Knollingwood Townhomes – The Neighborhood!

Knollingwood is a small 127 unit neighborhood that was built between 1984 and 1990.  These 2 story townhomes offer a couple of different floorplans, with either 2 or 3 bedrooms, and either 1 ½ or 2 ½ baths.  The homes range in size from 1172 SF to 1340 SF.  Most of the units have fenced in courtyards, offering a little green, and the units have fireplaces.  The neighborhood has a pool, with a lifeguard on duty.  Each unit has 2 parking spaces, however, no boats, campers or trailers are allowed to be parked in the parking spaces.  The neighborhood appears to be well maintained – for instance, the street lights in the neighborhood have just recently been replaced with updated fixtures.

A look at the tax records shows that, of the 127 units in the neighborhood, only 38 are owned by people who do not live in the unit – these are most likely rentals. 

Knollingwood Townhomes – The Association Fee!

Whereas some neighborhoods base their association fees on the size of the units, Knollingwood homeowners all pay the same fee each month.  In 2015, the fee each unit owner paid was $201 per month.  This fee not only covers the exterior maintenance and the pool, but also covers yard maintenance, snow removal and trash removal. 

Knollingwood Townhomes – Sales!

As with other neighborhoods, I am always curious about how sales and home prices have been in the different neighborhoods!  This is another neighborhood in Henrico County that has very few sales – and when homes do come on the market, they go under contract very quickly!  From January 1, 2015 to July 1, 2015 there have been only 4 units sold in the neighborhood – these sales ranged in price from a low of $125,000 to a high of around $140,000.  These homes were on the market an average of 28 days and sold for an average of $104/SF.  It should be noted that all of these homes had upgraded kitchens and upgraded baths and had neutral paint and carpet!  There were also no distressed sales –no short sales and no foreclosures. 

It is interesting to see that a unit that sold in 2015 for $130,200 had sold in 1991 for $62,000 and then sold in 1999 for $73,000, showing that the units in this area have had great appreciation, even with the downturn in the market we saw over the last few years!

Knollingwood Townhomes is an affordable and convenient option for those buyers who want to purchase their first home, or downsize to a smaller home in an area with the convenience of Short Pump and Henrico County’s Far West End (but without the Short Pump traffic & congestion).
