I am no expert but I have to say it seems to me if a listing is priced right it will sell quickly.  I was told by my father, who has been in the business for 30+ years, that if a house is not selling it is the price of the listing!  I think he is right.  There was a listing in our area that was put on the market 4 days ago and it is already under contract.  It was not my listing or even my companies but I did feel it was listed at a very good price and sure enough it was - only 4 days to go under contract.  Now that spring has sprung I would say the buyers are going to start coming out - or at least I hope so!

I just sold a home that was on the market only 7 days when we made an offer. It was $30,000 cheaper than comparable homes on the same street.

Yes, I agree.  If it's priced right, it will sell.  Some sellers understand that right away.  It takes others awhile before it sinks in...

You are so correct.  I have had several clients sell in a short time - 2 months or less - when their homes were in good shape and priced for the market!  No rocket science here!

Price definatly is a huge factor! I have a listings coming up in the next day or two.  It will priced 20k under the comparables, it better sell! It will be the best deal on the market, and this is a buyers market right now and most listings are staying on for ever!

Real estate is always about pricing.  The right price sells quickly the wrong price sits indefinitely.

As a 25 year veteran in the business. I can tell you when a listing doesn't sell it is usually the price.

There are a few things that a seller can change, "Staging, - getting rid of clutter, painting, bathrooms, kithcens, landscaping all important. 

There are many things a seller can't change first is location.  Town area etc. proximity to this or that.

The easiest thing for a seller to change is price.

It is a Realtor's job to be honest and advise about that.

I listed a property yesterday at 4:00. It is 2:00 in the afternoon and we already have six showings set up. I am in Akron Ohio, which has been hard hit with foreclosures and this is an REO property. It is all about price. People are lurking out there everywhere looking for a deal.
