If you had to do one thing over again when buying a house what would it be?

I participate on another forum and there is a great thread being written by consumers and agents alike about what they would do differently now that they know about home ownership and the process. I thought the information was good for consumers and agents alike, and wanted to share their words of wisdom for those of you out there.

 

    1. Do a walk through the day of closing.  Sellers are leaving junk behind that buyers are having to clean up and it is costing them money. This actually happened to me, and it cost me $300 to haul their junk to the dump.
    2. Get a smaller yard.  Don't underestimate how much time it takes to maintain a large yard.
    3. Would buy a resale home.  Many buyers are seeing quality problems with new construction homes.  Several folks commented that they would NOT buy new again.  The commenters were also referring to spec homes, and not custom built ones.
    4. Would get a home inspection on a new construction home.With the rash of building that occured during the boom, quality was a big focus on the thread.
    5. Would look more at closet space. Storage space is one of the most overlooked items for buyers, when we look at homes. I know I am often pointing it out (when there is a lack).
    6. Would have interviewed and gotten a really good agent, not just used the person on the sign. Sometimes the person on the sign IS a really good agent.  Don't rule us out, but if you don't feel you are getting a great agent, look around.
    7. Would not have stretched my budget. Bad things happen to good people.  Plan for these times.
    8. Would buy a smaller house. While enamored with the extra space, you forget about the cons.  Remember you have to clean those larger homes, and have increased utility bills.
    9. Would not let the agent represent both sides of the transaction (ie dual agency).
    10. Would not hire a friend to be their agent or home inspector. I am getting ready to represent a friend and we had a very frank conversation about it.  I needed to be able to tell her things she doesn't want to hear and she has to be able to fire me without hurt feelings.  I asked them to think about it, and would refer them to an excellent agent in town who would take good care of them.  I'd rather have my friend than the money.  They decided to list with me, but I do think this should not be taken lightly.
    11. Would bargain harder. Many buyers fell in love with the house and didn't bargain hard enough for a deal.
    12. When relocating would rent for a year first, and then buy a home.  Several posters expressed this sentiment. I just told some potential buyers this exact same thing a month ago. It takes a while to really learn neighborhoods.
    13. Would look more at kitchen space.  Remember dining rooms tend to only get used a few times a year for most people.
    14. Would check zoning of the property and surrounding land. I would hope agents are encouraging buyers to look into this.
    15. Would look at the performance of the school district by the state. Some people did not and bought in under performing school district areas.  They were now paying for private schools.

I do think that as agents we spend our days in and out of houses, we would help our clients understand what due diligence means.  Helping them to know what questions to ask is one of our greatest values. I think this list is a good reminder for agents to help our clients think through the process, and some good thoughts for consumers to consider.

Great tips !!! specially walk thru. I do even if the home was vacant or a foreclosure to ensure all the items are still there.

What a succinct compilation. Genius in the simplicity of both the information and presentation. We all carry these truisms about us, in our pockets and briefcases. But Melina you've distilled the logic here in a portable eight ounce glass of Wisdom.

Folks should heed your clarion call. Those that did are not in present trouble. Well done!

Hi Melina, great post very much an accumulation of dos and don't (with few maybes), I for one would represent a friend as well I can be impartial and brutally honest with people I count among my friends, I just posted a list of things to look for in condos today they are items specific to condos that sometimes people don't think about until it's too late ..again thanks for the blog good stuff, Steve

This is a fabulous list, Melina.  You might consider using this as a hand out to all of your home buyers to make sure they don't miss a step and regret it later on - great job!

Steve-I agree. I have represented two friends in the past and things went just fine, but I think that is because we have a very frank conversation before hand, and I am a really good agent.

Melina, I like this post. I purchased a new home(s), and I can truly say that I've been very fortunate; however, many builders tend to put the very cheapest appliances in as standard - dishwasher, garbage disposal, microwave oven, stove. My recommendation as a new home specialist would be to upgrade those to a better quality at the beginning. Also to have a new home inspection - prior - to the one year warranty builders give you. (At least the norm in Arizona).

Buyers really need to work with a Realtor who is familiar with the builders and their customer service and standard of care. ;-)

Very interesting, I don't know if I've ever had anybody tell me they wanted LESS yard or a SMALLER house than they could afford, it may be a function of serving a younger population instead of an older one.

Teri-I'm on my third house, the first two were new construction.  My first one had LP and the second one I sued the builder.  I think before buying new construction definitely work with a brokerage who is NOT representing the builder so you can get some honest feedback about their quality.

Greg-I bet that young population you serve will express some of the sentiments on this thread at some point in the future. You don't know what you don't know, until you realized you didn't know it.

The latest addition to the thread was 16) not rush into buying a house.  When relocating many people "settled" since they felt stressed about the move.
