Wow it’s been a wild couple of weeks.  I wanted to reach out to you and give you an update of what has been happening.  I truly appreciate your continued support.

I was taken back with all the the calls, cards and congratulations I received when the word got out that I had changed offices, expanding my business model. But in case you haven’t heard, I’ve changed companies. Abetter Realty LLC is a local independent office with branches in both Pueblo and Canon City. Big Box stores have a place in the marketplace but so do Mom & Pop shops also known as independent companies. Working with an Independent Real Estate Company allows me more flexibility working with my clients, allowing me to be more personal, and have the freedom to work within the law but also within your needs not a franchise guideline or rule. I will still abide by the National Association Realtor code of ethics, Department Of Regulatory Agencies and Colorado Association of Realtors rules and procedures.

I firmly believe my business will succeed and grow with referrals from you and others in the community that I have assisted in the past. It’s not always a sale or a listing that we do business together with sometimes it is simply allowing me to be your local real estate resource. Like any business, word of mouth is key. Personal testimonials obvious carry more weight with your friends, family and acquaintances than does most anything else. Those referrals and testimonials are greatly and graciously appreciated. I would be honored if you would continue to tell your friends and family about me and share my excitement of my new possibilities with Abetter Realty, LLC.

As you’ve heard in the media the housing market is HOT right now! The Royal Gorge Association of Realtors MLS has seen an average 8% increase in the price of houses the first several months of 2015. We will most likely never see increases like Denver is seeing but Fremont County is benefiting from the Denver Metros prosperity. In the real estate world it is often referred to as a ripple effect, as the metro areas skyrocket people push outward, allowing smaller communities such as ours to see a nice growth in population and prices. With that in mind I have buyers looking for property right here in Fremont County. In this letter is a list of homes that I currently have buyers looking for, our success has been limited due to the lack of inventory. I have buyers who are currently looking for properties and can’t find the right property at the right price. It may be that they are particular about the property but in reality there isn’t enough supply to meet the demand. If you have or know somebody with property similar to those listed I would GREATLY appreciate your giving the owner my card. Buyers are diligently looking for properties and I suspect many do not realize just how much the market has changed, we can help sellers get the price the want while helping buyers find the home they they need and want.

Many of my fellow agents have accused me of “adopting” my buyers and sellers, I am never sure what they mean by that, but I am proud that I build relationships with my clients. My business is often based on the old fashion method of trust. While our relationship on paper is usually over the closing table I do keep all of clients in my heart, a client for a day a friend for life. And I appreciate you keeping me in your heart as well.

  • Florence: Any sound / solid house in decent condition under $100,000
  • Florence: In town Fixer-Ups approx $50,000 no manufactured homes unless on it’s own land.
  • Outlying Area: Vacant 70+ acres with live water & rights prefer Penrose, Pueblo, Wetmore, Beulah, Rye
  • Canon City in Town: Houses 1000 - 1500 sq ft and off street parking preferred
  • Canon City Vacant Land zoned Single Family Residential  : Must have Canon City water or the ability to obtain CC Water
  • Canon City or Florence Vacant Land zoned High-Density Residential  (HDR)
