Million Dollar Tract Homes? Really?!

 

I often get a request from buyers wanting to live in subdivisions or planned communities here in Carlsbad and surrounding areas.

 

But I also get specific requests to not be in tract housing.

 

tract home at Arterro in Carlsbad CATract homes here in our area, and no doubt elsewhere, typically consist of a collection of 3 -5 different floor plans built by one or more builders depending on the size of the community which consists of a single tract of land subdivided into individual lots.

 

People sometimes refer to these homes as "cookie cutter" because so often they all appear the same. And while exteriors may vary, it's pretty easy to tell that they are all pretty much the same.

 

Builders have become more creative in building tract homes, rather than all being identical as was the case in the early years, and offer a wider range of exterior elevations, interior customization, and landscaping options. So while the floor plans remain the same, the overall appearance is more varied and less "cookie cutter."  And higher end "tract" homes may be semi-custom.

 

Another tract home at Arterro in the La Costa area of CarlsbadTract housing has also tended to connote less expensive homes, all clustered together on small lots, and perhaps not the best construction quality.

 

Since they were all pretty much the same, and many features were pre-fab (e.g., stairs), they were less expensive to build and more affordable.

 

And they could be built quickly since the construction process from home to home was the same - easy to learn and repeat, over and over. To some extent that's still true - witness the dramatic growth we saw in some places like Phoenix and Las Vegas, with neighborhoods before the bubble burst expanding daily.

 

Can you spend substantial money on tract housing here in Carlsbad and nearby? Indeed you can. A million dollars and more in some cases. Tract housing is not necessairly inexpensive.

 

We don't call it that, perhaps because of the somewhat negative connotation...you'll hear these neighborhoods called planned communities, master planned communities, and subdivisions...but there are plenty of million homes in these communities where there are only a few different floor plans.

They are a far cry from the tract homes that were originally built years ago. Generally we see lots of options available, and even some floor plan configuration possibilities (adding a BR or bath, having a loft instead of a bedroom). But you can still tell they are planned communities and the general floor plans are similar.

Yes these communities have changed alot, and they tend to be pretty popular. New homes in these planned neighborhoods have been selling briskly here and prices keep going up. Entry level in Carlsbad for new SFD homes is about $900K at the moment

Anywhere that the weather is nice is going to have tract homes. Builders love places where they can build year round. So, since I'm more of a warm weather guy I have always assumed that tract homes are the norm. Not until I started getting around did I realize that this is not the case in many parts of the country. Nice post Jeff. I wish you well in your business helping people with their custom and tract home decisions.

Great post on track homes. Tract homes can be very expensive even in the central valley ranging toward upwards to half a million.

I've been in some great tract homes, and others where the floorplans make so little sense that all the customization in the world won't save them.  For a million+, I'd imagine the construction quality and available options would be pretty great.

Jeff it's interesting how 'tract' home prices have gone over the top lately - especially in Carlsbad. Builders do need to offer some attractive options for sure to sell for a million plus (in my neck of the woods for sure). Good read - gave me some good insight.

I think there are many that feel that way. TRACT just tends to not convey a very positive impression, even if the many of the homes that are being built in this manner are a far cry from the early years

Agreed. I have seen features, and floor plans in some "tract" homes that just don't make sense...and buyers question them, too.

Well the planned communities tend to be pretty popular here. And in Encinitas next door the home prices in the planned communities are over a million. But we are seeing more and more options being offered, as well as some pretty nice standard features, and more ability to customize the interior layout, to some extent.

That is an interesting topic Jeff. A tract home over a million dollars would be loaded with amenities and almost custom.
