I like this quote. I would love to tell you that it was from some obscure book I read or from some great person from the past, but no, it is from a line spoken by Sheldon's mother on a past show of Big Bang Theory.

In essence, there is some one for everyone out there. There is also a buyer for every home. Sometimes it just takes a while and requires patience. I have 2 listings in mind. One is in a great neighborhood, on a cul-de-sac, with a great golf course view. For months we have had agents telling us that we are priced too high and the home needs updating. I have gotten used to buyer agents always telling me we are high on the price.

Yesterday we received a near full price offer from a lovely couple who believe this home is absolutely perfect for them. The moral of the story is that if you have time, you can probably get more for your home. If you don't have months to wait, you had better be dead on the correct price.

My second home is receiving the same feedback. In this particular case, I think they are right and my clients do not have the same time luxury as my first client. There will be a price reduction coming on home number two for sure.

So, if you decide to wait for the perfect buyer, you may find them if you can wait long enough. I know this because I watch Big Bang Theory, and they say there is a key for every lock.

So very true ! I use to teach my agents that their opinion wasnt the one that mattered.. the buyers taste is something you cant "guess" you have to observe. Dont comment on a home you are not buying, allow the buyers to form their opinion. You will be impressed how much quicker you sell something !

Peter den Boer,  That is a true statement. My first year in real estate, I heard it put another way, "There is an a$$ for every saddle".  Good luck on setting the price on house nuber two.

I've definitely implemented both strategies in this scenario. Start high and let the market come to you because you have time to wait or price it right on the mark because you need a quick sale!

That is true if you have the time to wait then you can almost command the selling price. If not you are in a world of hurt if you expect more than the buyers are will to pay for it.
