Lake Forest California is a great community located in South Orange County California. It encompasses 29 different nieghbhorhoods currently and is expanding with new neighbhorhoods, such as Baker Ranch and Portola Center.

When looking at the above listings it is important to note the two neighborhoods where these higher end sales took place, Baker Ranch and Portola Hills!
Baker Ranch is a new community of homes that was introduced to the commuunity in 2014. Currently Baker Ranch has 6 new communities.
Potola Hills is a more established neighborhood on the east end of Lake Forest. Early 2016 new homes will be introduced in Potola Hills as part of the Portola Center, the first introduction being The Oaks which will be a gated Luxury Estate neighborhood off of Glenn Ranch and Saddleback Ranch.
When new homes are being introduced to a community, often times it makes residents a bit nervous; will it fit into our current neighborhood? What will it do to propery values, etc? When buying in Portola Hills you are getting more home for your $$ than buying new. So it is important to take into cosideration as you compare the two communities. Now I certainly undertand we all love NEW but other details to take into consideration is going to be space, lot size, location and interior amentities. Homeowners who are considering selling their established homes and have location, upgrades, amenities and views, etc should have no issue recieving top dollar for their home in todays competetive market.
