     I often have the pleasure of working with well-read, well-informed Borrowers.  Borrowers that have obviously done some homework prior to contacting me ...

     Their comments and questions prove they're invested in themselves, their home buying, their financing process, and their success.  They care and it shows.  

     

     But as the old saying goes:  "A little bit of knowledge can be a dangerous thing".  And sometimes my Borrower's questions and comments quickly reveal that they've obtained poor or unreliable info ... or conflicting answers elsewhere to their financing and home buying questions.  

     When this happens, I know I've got some real work to do ahead of me.  As I may have to re-educate my new Borrowers.

     Typically, how these clients come by their false info is easily explained.  Simple assumptions have been made.  They think their home buying and financial scenario is similar to a friend or family members.  They're assuming they'll reap the same results. 

     But in today's mortgages, even seemingly minute differences in credit, prices of homes being purchased, taxes, down payment, or etc. can garner hugely different outcomes.  I refer you to my  "Modern Mortgage and Mortgage Process are Much Like a Fingerprint or Snowflake ..."  post as to how this is true.
 

     Out-of-date info found on the internet can contribute to this too: 

     The quickly-changing mortgage process makes facts, as they apply to the current process, harder to come by. With the speed of reporting and changes being made within the mortgage process and industry, even a day or few hours can render info obsolete.  

     It is true that there are things that are common to nearly every transaction.  

     Those are:

  • Credit Reports
  • Credit Scores
  • Proof of Income
  • Payment Histories
  • Proof of Funds for Down Payment & Closing Costs


     But Buyers and Borrowers must be aware:  Even within the above, there are vast and uniquely different scenarios that can exist for each and every Borrower.  Differences that demand different actions and reap different mortgage options and outcomes.

     Buyers and Borrowers can find all sorts of valuable information online. But they must resist the temptation to "underwrite" their own loans.  Doing so all-too-often leads to frustration.  

     My advice:  Don't diminish or rob yourself of the enjoyment you should experience during your transaction. Listen carefully to the advice and guidance provided.

There is so much information on the internet it is impossible to know when you have accurately found an answer. Your great to educate buyers and let them know that early on a "one size fits all" approach is not the way things work anymore.

It's always a shame when bad info turns someone into a know-it-all that refuses to trust you.  Sometimes I wonder "if you know everything already, what did you call me for?"

Hi Gene, 

Great post.  As a former Loan Originator, one of the reasons I didn't renew my license was I couldn't keep up with the changes happening in the mortgage rules during the crisis.  What may have been true before, may not be now, or may be again tomorrow.  I'll stick to Real Estate and leave the underwriting to the full time pros.

As much as we love educated and well-informed buyers, they ONLY pick the numbers that favor them for their analysis.

We do come across some such buyers who would calculate the price till last dime! And I have to warn them - or plead them....to listen to me!

I'm seeing that alot too, Carla Muss-Jacobs, Principal Broker/Owner ... predetermination of approval ability.  The look on their faces when they find out they're wrong, is beautiful to see!  But too many aren't pursuing facts .. and that's sad ...

True, George Souto ... many keep searching until they find what they WANT to hear .. or something that matches their preconceived ideas.  I've had clients battle me because I say I CAN get it done ... just utilizing a different path than what they had come in thinking.  Often with better options and terms!  Those are the hardest cases ...

Financing has truly become "tailor made", Janis Borgueta ... as a Lender, I can't emphasize that enough.  To clients ... and even to real estate professionals.  

Definitely true, John Meussner ... it can make working together very challenging, to say the least ...

Joan Whitebook ... I think the media has done a very good job at demonizing lenders in general and this is how that demonization plays out in a very real way.  The public is wary of all of us.  Not just the bad lenders, but the good ones too.  It's hard for a buyer/borrower to enjoy the process these days, if they share the media's attitude and are scared of us ...  very sad ...

Borrowers/Buyers can get uber-focused on one small portion of their process.  Especially in financing these days, it's best to take a broader view, Praful Thakkar .  It's more about the recipe and make-up of the financing, not just one small part of it.  Less here ... a bit more there.  It can mean a much better program and larger savings for them overall ...

Hi Gene.  This seems very similar to buyers and/or sellers determining the value of a home from on-line sources.  Very often, not very accurate.

Trulia .. and other sites .. over huge amounts of info.  And have for a long time.  But because of that fact, some of the info is dated and no longer applies ... or possibly not strong info to begin with.  Best to get up-to-date info ... and facts based upon your personal finances.  It can make a huge difference, Patricia Kennedy ...
