Georgia Mountain Communities Changing or Stable?

My husband grew up in the Atlanta area, and he often tells me about their family cabin on Lake Burton they used to escape to whenever they could.  Most of the roads were dirt, and the cabins on the lake were just that - cabins.  That area (and prices!) have changed quite a bit since the 70's and 80's, and while the development of that area may be great for the local economy, I think he secretly longs for the Lake Burton of the old days.

We now currently live in Big Canoe in North Georgia, and we wrote an article on our main site discussing how Big Canoe remains a popular choice for second home buyers.  You can see that data in the article on the site, but the gist of it is that the percentage of home sales for week-enders and second homes seems to have remained pretty stable for the past three years.  For us in Big Canoe, I think that's not such a bad thing.  In my opinion it shows that the character of the community is staying pretty consistent with no big changes in the make-up of the Buyers coming into the community - even with the nationwide slow-down in the real estate market.

Since our company focuses mainly on the Big Canoe community, I was wondering what agents and brokers are experiencing in other similar communities across North Georgia.  Are you seeing a large change in make-up of the Buyers coming into your market (investors, secondary home, or primary residence for example)? Is the intended use of the homes changing from primary to second homes or vice-versa?  Just curious, and I'd love to hear your comments.

I love Northern Georgia. My husband's family was from Atlanta and Chattanooga. We certainly kept the roads hot between the two when the families were still living. Oh, how I miss that area. I am a Texas girl but I do love your beautiful area. Thank you for sharing with this post.
