If you are preparing your home for sale, or planning to list your home for sale soon, here is a simple step you can take to make a lasting impression on potential buyers.

 

Create a notebook that includes household documents and photos .  If you are organized and have things saved in one place, this will be a very easy task. Otherwise, it may take a bit of time on your part, but will be well worth the effort.

I'm currently in my third home. I made a notebook for the first two homes I sold, and both times I was told that potential buyers were very impressed.

 

What do you include in the notebook?

Brochures, receipts and extended warranty contracts for each appliance.

Warranty and maintenance info for heating system, plumbing system, flooring, roofing, etc.

A list of the paint colors used throughout the home.

A list of service providers (landscaping, pest control, plumbing/heating, oil company, security company, etc.)

Photos of the home for every season.

The notebook provides valuable information for the new owners, once they move in, but it also helps you to sell the home.

Having the notebook out at showings suggests to all potential buyers that your home has been well maintained.

 

On a personal note:  

My first home is currently on the market once again.  The people we sold it to in 2003 sold it in 2011.  Now the third owners have listed it.

They had a yard sale on Saturday and I went.

It was fun introducing myself as the home's original owner!  The current owners were so excited to meet me. They had lots of questions, and it was fun answering them.

They love the home, and are only moving due to a job offer.

They told me one of the things they were most impressed with when they first saw the home was the notebook full of information and photos that was available at the showing.

I was so happy to hear that the people I sold the home to had followed my lead and used my notebook for their showings.

I was NOT happy to hear that my notebook was not there when this nice couple moved in. They said they were very disappointed it wasn't left with the house. The 2nd owners must have taken it with them.

The notebook contained a complete photo history of the home.

We lived there for 24 years, and I had included pictures of the original construction, and pictures of each one of our many additions and renovations.  Those pictures belong with the home!  It's such a shame that future owners will not have them. 

 

Make a notebook if you want to make an impression on potential buyers! Take my word for it, it gets their attention, touches them emotionally and makes your home stand out from the rest!

Please don't take it with you when you move. Leave it where it belongs, in the home!
