June 2015 ~ Charlotte Housing Market Update ~ Indian Land, SC

By
Real Estate Agent with Coldwell Banker Realty 179530

Homes for sale in Indian Land, SCJune 2015 showed a solid performance in home sales in the Indian Land, South Carolina area of the Charlotte metro region.

The average sale price of Indian Land area (28707 zip code area) homes increased 0.7% to just over $265,000, while days on market for property listings dropped to 55 days, a 29.5% improvement over the same period last year.

Price per square foot also increased by 3.0% to $103/square foot during June versus the same period in 2014 (much of this having to do with the large amount of new construction in Indian Land). Gone are the days when buyers could look in Indian Land for a "bargain" in Lancaster County versus York County.

Closed sales of homes in Indian Land were up 15.3% versus the same period last year. Meanwhile, pending sales in June 2015 were also up in double digits to 20.8% versus June 2014.

The average percent of original list price that sellers received for their homes was essentially flat compared with last year, but at 96.6% it shows how little negotiating room there is on Indian Land homes.

The Indian Land area's June months supply of homes continues to hover around 3.5% months for two years now--indicating more of a seller's than buyer's market in Indian Land, South Carolina. And while new listings were up 14.6% (much of it new construction), it would appear we can expect continued low inventory levels of homes for sale, pressure on prices, and minimal negotiating room for Indian Land homes.

Will Hamm ~ good morning to you, as well, Will. I can tell you that no one in our area is complaining about our housing market (except maybe those sellers who've overpriced and can't sell).

Hi Nina.  Is there a ground swell to change the name?  Nice report.

Conrad Allen ~ no, Conrad, no controversy here about the name. This area used to be called Fort Mill and they changed their name to Indian Land because at one time most of the land was owned by the Indians.

Larry Johnston, good morning, Larry. We've been seeing positive reports from the Charlotte area for going on the better part of two years now and are very happy about it! (And hoping it continues, although we'd like a bit more inventory, especially under the $250K price range.)

Wayne and Jean Marie Zuhl ~ good morning and thank you. These charts are actually out of a program from our MLS. For some reason most of our agents ignore them and/or don't know how to use them to "tell a story."

Good Morning Nina: 3.5 months for years now. Wow. Indian Land, SC, is really doing exceptionally well.

I am wondering when will our market improve. It may take us another year or so.

Thanks for sharing your market report.

Maria Gilda Recelis ~ thanks for stopping by, Maria, and commenting. We actually have areas in Charlotte that have had 2-2.5 months of inventory now for several years. Hopefully, our good market will drift updwards towards New England soon.
