Periscope for Real Estate: An Introduction

Periscope is making big waves in the real estate industry. It's been headlining over at Inman on a regular basis and has been popping up left and right on various real estate sites - but what exactly is it and how can it help you and your business?

In essence, Periscope is an app that allows users to live stream from anywhere. In addition to its live-streaming abilities, Periscope (owned by Twitter) also offers an interactive online environment unlike anything that's ever been created before. Now that you know the most basic of basics, let's take an in-depth look at what Periscope is, how it works and how it can benefit your business.

How Periscope Works

Setup:

When you open the app for the first time, you'll be able to scroll through a brief overview on how it works, then you will be prompted to create an account. You can either use your phone number or your Twitter account to create a new profile. Once you agree to their terms, you get access to the Periscope map dashboard and live stream list and you can start exploring!

Streaming:

Your live feed can be streamed from your iPhone or Android device. Before you go live, you can choose your audience and you can select whether you want your feed to be public or private. Then, simply type in a title for your live stream and tap on "Start Broadcast" to share your view with the world. You can also tap on the Twitter icon to live tweet access to your Periscope session.

Watching:

Streams can be watched on smartphones, laptops, tablets, desktops - either through the app or on Twitter. In the app, you can tap on the TV icon to search for specific content from previous live streams or to browse current life streams.

Features & Interactive Elements:

  • Replay:
When you stop broadcasting, you can make your stream available for replay so viewers can watch later. Broadcasts are saved for 24 hours.

  • Privacy Settings:
You have the option to limit who can see your broadcast prior to going live.

  • Twitter Integration:
Automatically linked to your Twitter account and lets you Tweet a link of your broadcast.

    Pro Tip:
    New to Twitter?
Download this free Twitter Quick Reference Guide (featured on the NAR website).

  • Hearts:
Viewers can send you hearts in real time. The more hearts you have, the higher you’re ranked in the “Most Loved” list.

  • Chat:
Viewers can also ask questions and leave comments during the live stream.

4 Ways to Use Periscope for Real Estate Marketing:

  1. Stream a House Tour:
Stream a house tour with interested buyers who aren't able to attend. Periscope allows users to ask questions and leave comments making the open house more interactive than just sharing a video. Make sure to get written permission from the sellers first!

  2. Host Mini-Webinars:
Host a live webinar for prospective buyers and sellers without the need of registering or downloading add-ons onto their computer.

  3. Show Off Your City:
Attend community events and post live streams from the middle of the action. Know a great restaurant? Show off the ambience and amazing food. Know of an awesome farmers market? Broadcast live to tell others all about it!

  4. Offer Advice to Buyers & Sellers:
Set up a live stream and offer to answer real estate questions. Share “How To” staging tips, house hunting advice, insider market tracking information and more! Doing so will not only allow you to make connections with new potential clients, it will also allow you to build credibility with a new audience. Before you broadcast, send a link out to your lead list to access the stream.

I hope this guide gave you a deeper understanding of how Periscope can be integrated into your real estate marketing. If you have questions, feel free to post them in the comments below.

How would you suggest to reach out to your leads using Periscope? They still have to download the app before listening/watching you.  Are you using it?

Thanks Jackie Adams Jan Green! Agreed Amanda and Jared Christiansen!

Lyn Sims - I've only seen a couple of open house announcements so far - but didn't have a way to save them to share. If you log in to the app and search for real estate, realtor, etc on the contacts tab, you'll be able to see all the active members in that category and you can add them to your list so you can see what they're posting.

Sounds like an interesting app.  There are so many great apps available ... it becomes a merry-go-round (dizzy) event. I'll have to check it out when I find time ... maybe after this busy summer?

Helena Grossberg - So far, I've just been watching, not broadcasting (@REJessica_S). With as much attention as the app has gotten, I feel like it's in the "next big thing" category like Instagram was a few years ago. That means at least a handful of your leads have probably already gotten curious about it and already have it. For those who don't, since it's linked through Twitter, the sign up process is easy - it's really just a matter of downloading the app. That said, I would suggest announcing your user name on your social networks (especially Facebook and Twitter) and incorporating it into your email signature / sending out an email announcement to your lead database asking them to follow you. Hope that helps!

Diana Dahlberg - there are a TON of apps out there, some much more useful than others. I actually published a post on a few of my favorite real estate apps a few weeks ago. Check it out when you find a minute to breathe - and remember, busy is good! :)

Thanks for the clarification, understand it much better and I think the locks are the key to keeping the bad guys out. I really like the use for showing aspects of the city to out of town buyers.

I sometimesd wish I was more of a techie - Unfortunately I sometimes feel that a new app a day brings the shrink my way.

Jessica Schweppe -- thanks for explaining Periscope.  I have heard about it, but did not know how or where to get it.  Sounds simple enough.

Just a note to users...this app is a power hungry monster when doing a live broadcast that will deplete your iphone battery in a matter of minutes...you may even feel the phone getting warm

so it sounds like video blogging on the fly.  Except it is not out there forever, I bet that will change.

Carol Gilles - glad to intro you to the app! It is pretty user friendly.

Eileen Burns - will do!

Gene Riemenschneider - that's a good way to think of it. If you find yourself in a unique situation or experience that you want to share, you can go live in the matter of a click or two. I logged on at the beach at night the other day and had over 50 viewers in a matter of seconds. Pretty cool!

This looks like it may be a great tool for agents to work with out-of-town buyers. One more piece of technology to learn!

John Novak  - definitely! @Gary L. Waters, Broker Owner Waters Realty of Brevard, LLC - I haven't had any issues with battery drain myself but I'm sure it depends on the phone, battery health, software installed, etc. etc. etc.
