Solutions for Exhausted, Frustrated Landlords

Landlords buy investment properties to make money by earning cash flow every month and capitalizing on properties' appreciation over time. 

But often they are frustrated by tenants who damage a property through neglect or abuse, middle-of-the-night calls to make repairs, late rental payments, or too many vacancies.

Tenants don't have the same mind-set as owners. So what if the rental payment is late? The landlord has plenty of money, the tenant thinks. The tenant may not care if the grass is too high. Because, in this system, the tenant will eventually buy the property, he or she sees it as his own. The tenant will take pride in the house, cut the grass, make minor repairs and make payments on time because the risk of losing the housing -- and all what he or she has put into it already -- is too great. What's more, because of an IRS rule, the rental payments can be deducted against his or her income.

The service saves landlords a lot of hassle because it markets the property to thousands of prospective tenant-buyers who are already in the system. It vets applications with a credit and employment check. After the tenant moves in, the service collects the rent, often through automatic payroll deductions. Tenants stay in the property longer, thereby eliminating turnover and needed repairs between lease terms.

The landlord sets a premium, future price and the tenant-buyer pays that price when he or she obtains a mortgage. 

No Sales Comission
