Attention Sellers: When you place your home on the market to sell, do you relish the thought of giving up all control; opening your home to any and all? The people who have been pre-approved for a mortgage to buy a home...$50,000 less than the value of yours, the people who might, maybe, want to buy a house some day if they can get their credit repaired, the people looking for decorating tips, the people looking to kill some time on a rainy weekend afternoon, the dreamers, the schemers?
Well, if that's not your idea of a good time, don't list with Redfin. Redfin just unveiled "Book It Now" and according to CEO, Glenn Kelman, “Our goal is to turn every listing into an open house that you can see on your own schedule, without having to explain to anyone how much money you have or why you want to move".
Really? So, in Redfin's estimation, once a home owner decides to sell their home and places it on the market, it becomes Public Property. People can come and go as they please whether they are actually able to buy or not.
In the 28 years I've been involved in residential real estate certain things have remained a constant regardless of whether it was a "Seller's Market" or a "Buyer's Market".
- Selling a home is not easy. It is difficult and inconvenient to have strangers tromping through your home. While it is in a seller's best interest to come to terms with the fact that in order to sell your home you must allow it to be shown with relative ease that does not mean they need to throw the doors open to every unvetted tire kicker in the area.
- Selling a home is not easy. Advertising and getting people to come look at the house is just the tip of the iceberg. Procuring and negotiating an offer, from a qualified buyer, that works for both parties and getting that transaction to the closing table is where the real skill comes in and it is where most unrepresented buyers and sellers and/or inexperienced agents fall down.
- Buying a home is not easy and most sincere buyers recognize that. Therefore, they will find an agent they like and trust to help them research their market area, they will willingly go to a reputable and recommended lender to get their financing in order and, since they are working with one agent who is representing them, they will not have to repeatedly answer questions about how much money they have. In doing this they will have positioned themselves to be able to move quickly on properties they are qualified to buy.
