When purchasing a home, townhome, or condo in New Hanover County which includes Wilmington, Carolina Beach, Wrightsville Beach, Kure Beach, & Castle Hayne, not only do you need to worry about the mortgage payment, you should make sure that you figure in the actual property taxes for the property.  Too often we hear about people that are surprised at the closing with a higher than expected total mortgage payment because the property taxes were a guess by everyone in the beginning.  This is so easy to know up front to prevent this from happening to you.

  • Once on the New Hanover County website, click on the “Real Estate” button
  • Either, type in the property address (don’t type in Rd, St, Ave.  Only type the street name without the suffix), owner name (last name first name) if known, or Parcel ID if known.  Most of the time it is best to use the address
  • Put in the most recent “Tax Year“.  If in August, check to see if the current year’s taxes are available yet
  • Click the “Search” button
  • Once you see the property listed, click on “View Bill
  • Use the property tax amount shown to determine if you can afford your new home.  To figure the property tax amount in your mortgage payment, divide the figure by 12 for the monthly amount

How do I figure Property Taxes on New Construction?

If you are looking at 1) A home too new to have a completed property tax value or 2) A home that has not been completed or even started, then it is best to:

  1. Look up the property tax rate for properties on the same street (use instructions above but only put in the street name, click on “View Bill” for a property, & then click on “Tax Rates” on the left
  2. If there are city taxes and county taxes, add the two amounts together
  3. Change the total tax rate into a percentage (either add 2 zeros in front of the number after the decimal or on a calculator just press the “%” button to convert it
  4. Multiply the Purchase Price of the Home and Land X the Property Tax Rate(s) percentage
  5. Example:  Property Tax Rate Total is 1.014 for this example (.554 county tax rate + .46 Wilmington city tax rate), Add 2 zeros to this which would be .01014.  $300,000 Purchase Price X 1.014% = $3042.00 Estimated Property Tax Per Year or $253.50 Property Taxes per month
