How Can You Tell the Signs of a Bad Buyer's Agent?

By
Real Estate Agent with Elizabeth Anne Weintraub, Broker DRE #00697006

Experience alone is not a qualifier to weed out the bad buyer's agents in Sacramento from the good. Oh, sure, you'll hear arguments, some quite sound, about why an agent with experience is typically better and how clients can avoid the mistakes that agent has already made. But you can also get an agent who continues to repeat the same mistakes.

The problem with the system is the best Sacramento Realtors are often placed on par with the new licensees. How do you tell the difference? I know it makes a difference but consumers don't because they're not in the "business."

This morning I am reviewing a couple of listings that closed recently in West Sacramento and smiling at the thought of how wonderful the buyer's agents were to work with. That doesn't happen all the time. You can read more in my personal blog today at this link: Working With the Best Sacramento Realtors Means Recognizing the Worst.

Great post! Its so true that its hard to know who is good and who isn't. Also one must consider that an agent might be good in one situation and get an excellent review, but life circumstances, personality, etc might have them reflected as a bad agent in the next deal. You just never know fully! That is why buyers should get referrals first!

Elizabeth - Unfortunately we do not have the option to pick and choose which agent we work with, so we have to be appreciative of the good ones and help the bad ones get better.

Hi Elizabeth...That is one advantage of living and working in a smaller community. I know the local Realtors although we do have out of the area agents also listing and selling here. Being familiar at least helps you understand when you have to followup more frequently and when you know the other side is doing their job.

I always want the agent on the other side to know I'm going to hold up my end of the transaction.

Not all agents are created equal.  Having a license and actually knowing how to conduct business, are vastly different.  I too love getting offers from great agents in the marketplace.

That's a two way street.  Saw a contract come across my "broker" desk today and groaned a bit as the listing agent was not easy to work with on one we just finished with and now another agent in my office went and sold another one of that same LA's listings.  YUCK!  But, this too shall pass.

Good morning Elizabeth.  There are those agents everywhere.  Hopefully the bad ones will be weeded out

We face many of these same issues here, Elizabeth.  Unfortunately some seasoned agents continue to make rookie mistakes and it seems they will always be like that.

Troy Erickson Oh, but we do have the ability to pick and choose when there are multiple offers, and I often tell my sellers that they might be better off with an agent who enjoys a good reputation than one who may not.
