I would like to share with you an article from my friend Suzee Miller.  Suzee is a feng shui master.  If you ever thought of learning more about feng shui for your personal living enjoyment or to incorporate it as an added benefit to the services you provide, check out Suzee's site.  I have known Suzee for a while.  Suzee's remedies are always 100% accurate.  Not a conversation ends that I haven't learned something new from Suzee that completely motivates and inspires me.  I would like to invite you all to get to know Suzee like I have and sign up for her free newsletter.  There are so many great free articles and tools available on the site.   http://fengshui4re.com/

  Here's Suzee's 8 Costly Feng Shui Mistakes

1. By far the biggest mistake is "not believing" that Feng Shui works in marketing and selling property, FASTER.

Keep in mind, it was "less than" 15 yrs ago that REALTORS® couldn't comprehend a "computer" replacing an MLS book, let alone the Internet taking over the industry! As the adage goes: "Don't knock it until you've tried it."

Inflexibility and/or "not" knowing the "basic" principles of Feng Shui can not only cost you a listing or sale, but eventually cost you your livelihood as well!

2. No specific target - Feng Shui works best when you focus on a specific goal or target area of a property that needs attention, and work it first.

Feng Shui "remedies" are more important than "enhancements" but both are critically important to a sale!

3. Believing that Feng Shui is about the occult, astrology and superstition and that it has nothing to do with real estate, is not only a mistake, but a MYTH too.

Feng Shui is the study of Quantum Physics - ENERGY - how "energy flows" in, through and around land, homes, offices and listings. It has nothing to do with philosophy or religion.

JUMP outside the box of the "mundane" (bad news and press) and learn "proven" sales and marketing techniques that work in any market, economy or country - and start selling property in record time.

You are "only" limited by limited thinking!

4. Feng Shui is not difficult - it's fun, fast and easy to learn. However, one of the biggest mistakes REALTORS® make is "over-doing" remedies and enhancements to property.

There are "only" 3 gua areas in a listing that should be "energized," plus the BONUS one. To do more areas than this can actually hurt the prospects of a sale, instead of help it!

5. Most REALTORS® mistake staging for Feng Shui. These are two "very" different modalities.

It's an art and science that uses the Ba-gua (NINE square grid) , YIN/YANG theory and FIVE elements to bring "land and structures" into harmony and balance. The goal of good Feng Shui is to create "positive life force" ENERGY that takes a buyer's breath away!

6. Skipping to the fun part of Feng Shui by overlooking clutter and debris inside and outside a property is a common mistake REALTORS® make.

Space clearing clutter is one of the most powerful ways of shifting ENERGY. It's an effective agent of POSITIVE change that helps to bring a property into balance. A Balanced property sells 10 times faster than one that is cluttered and/or missing one or more of the FIVE elements!

7. Ignoring "proper" placement, missing corners, poison arrows and other "glaring" Feng Shui problems is a common problem of real estate professionals. Failure to correct and/or remedy such problems is detrimental to the marketability of "any" property.

Proven templates, techniques, enhancements and remedies for Feng Shui WORK, and Work FAST when using those "designed" specifically for Real Estate!

8. Not completing all the Feng Shui remedies and enhancements for a Home, Office or Commercial building, leaves "Your" Listing out of Balance.

A "balanced" property acts like a MAGNET to attract buyer and contract activity. In addition, a BALANCED listing creates friendlier relations (buyers, sellers and agents), easier transactions and smoother closings!

I've heard of Feng Shui before but have no idea what it is? Is it spicy hot or mild flavored?

Funny Sean...actually it could be all 3 depending on how you use it and where you use it!  After all it has everything to do with your " chi" which is energy...I say try all 3 flavors and see if you don't enjoy them all.  In all seriousness, I have used many of Suzee's recommendations in my home and my office.  I have interviewed her on the radio and when people read that she was going to be a guest, I got lots of emails from Realtors and homeowners who have either trained with her or had a consultation done with her.  They all raved about the difference feng shui had made in their lives and for their careers.  I have not gone forward with my own certification, but I am more convinced then ever that I will add it to my arsenal in the near future.

Cheers!

Hi Gina,  Great information.  With all of the books I've read about Feng Shui, you say it best.  Go for the certification.

Being an semi fengshui expert, I think this article is too market-oriented. If I were the writer, I may choose totally different 8 mistakes. But anyway, thanks for the writing.

Hi Gina,

It's funny that you posted about her - I was going to do a post about her strange and frighting marketing techniques such as the e-newsletters I some how get from her now.

Today's Topic: 50% OFF thru 8-31-08!!!

QUESTION: What colors do I use in my bedroom?

ANSWER:The "over use" of dark or bright colors (paint on walls) can be harmful to one's (sp) health, rest and energy. I recommend painting bedroom walls soft "soothing" neutral colors, then add in the 5 elements via accent and decor items to create balance.

Although I have always respected my clients choice of embracing the practice of Feng Shui, I truly believe making statements such as the above to a broad and uneducated public is a disservice of the art. And just like religion, one must be educated before one can believe....

Controversy.

Thanks for posting.

I find feng shui hard to get a grasp of.

I do believe that the soothing effects that it promotes are positive in real estate as in life.

Huiting, Why don't you tell it like you think it is and we'll see if we agree with you.

You've got me curious - I've just signed up for the newsletter. Thanks.

That web site is a dis service to true Feng Shui experts.  If she were a "master" as you say, she wouldn't be doing what she is doing.  It's almost a borderline scam in my opinion.

Feng Shui is a process not an event. Selling a house is an extremely small and narrowminded path in an attempt to achieve the so called targeted goal.  It's not wise to dabble in something you don't know anything about.  It's great to educate yourself in the principals of Feng Shui but be careful of who you are calling a master.

Brenda~ I didn't know this post was still circulating, but I'm glad it is bringing attention to the process.

Jill~ I hope you will find many useful tips from Suzee's newsletter's as I have.

Robyn~ I am sorry that you find this to be a scam of some sort.  You obviously do not know Suzee as I do.  Not only is she a feng shui master, but she also has worked very diligently to aid those in foreclosure situations.  We can always agree to disagree, but I hate that this has turned in to a bashing Suzee post.  If you read through the comments above I was only sharing Suzee's article.  I am truly saddened that some see this as a scam.  I have interviewed Suzee more then a few times and have come to know her as a person and a friend.  After interviewing her, I have been contacted by those who have used her techniques to astounding results who respect her personally and professionally.  Also...I have applied feng shui techniques to my own home and property to great results.  To each his or her own...Thank you however for sharing your opinion.

Cheers!

Hi Gina, I'm not saying that Feng Shui doesn't work, It most definitely does and with astounding results, agreed!  But selling a certification on 2 successes is a joke.   It's totally missing the concept of Feng Shui and it's proper use.  It's disrespectful to the ones that have studied long and hard for years.  Me included.

There are a few good classes out there that include a weeks of solid, non stop training about Feng Shui.  It's expensive when done right and complete.  Even that class doesn't even begin to go into the depth of understanding Feng Shui and it's power. It can take a life time to become a master of Feng Shui.
