Well, it is time to figure out again, why it is soooo hard to find a home in the Beaverton area and today we are going to focus on Zip Code 97008. The definition of "Absorption Rate" is basically the number of available homes and dividing it by the average of homes sold per month over the last year.

Well, right now we are down to an absorption rate 1.73 Months. Basically if no more homes are put up for sale in the zip code of 97008 of Beaverton, Oregon then we would be out of homes in less than 2 months! That is why we are seeing 10-15 offers per home and offers are again being put in well over asking price.

Now, that doesn't mean that they will appraise for that, but like we saw awhile back, buyers need homes and don't care what appraiser think and are willing to pay the price to get the home they want.

Hey, Todd!  You could post this blog about almost any zip code in my area right now.  The ugly ones are selling.  The houses on busy streets are selling.  The ones that smell like kitty litter are selling!  Go figure.

In Silicon Valley the trend is essentially the same. Our absorption rate is 0.8 month. +7% over asked price meaning many offers. Better school neighborhoods are selling avg +21% over even surprise neighborhood agents.
