I know it sounds crazy, but, your House does talk to the Buyers!
I always tell my clients to imagine that the Buyer cannot understand the local language. The only way they have to tell the Buyer about the features of their home is Visually.
That's why it is so important to prepare your home for sale.
What should your House say?
1. I'm well maintained. This starts with your Curb Appeal and carries on throughout the house and into the back garden. Look at the condition of the hard surfaces, gardens, walls and flooring. Don't leave unfinished repairs.
2. I'm up to date. Make sure the kitchen and bathrooms are current. This may mean painting, updating a sink or taps or counter. It could be as simple as changing a few light fixtures.
3. I'm comfortable. It is easy to move from area to area. Show off the natural light. Create conversational groupings.
4. I have spacious rooms. You may need to remove pieces of furniture. Those extra chairs that come in handy when you entertain don't need to be on display. Your collection may be eating up valuable real estate.
5. I provide plenty of storage. Show the Buyers that your storage spaces work. Cluttered surfaces means you have no where to put it. Extra food stuffs in the basement means your kitchen cupboards are inadequate. Toilet paper on display shows that your pedistal sink means no storage.
6. I'm clean and ready for you. Here is where the nose joins the conversation. There should be no lingering food odors, no mildew smell, no pet smells, no air freshener hiding something and no locker room smells. The house should be sparkling clean.
7. You're Home! Show them a Home not just a House. Keep enough of you in the house to keep that 'Home' feeling.
There is a reason they call Buyer visits 'Viewings'.
