Well the House Needs Updates

 

There have been many blog posts lately about pricing a home.  It is all about the price when selling RI real estate too.  It does not matter the location, condition, etc. of a home if itri real estate is not reflected in the price.  It HAS to be.  As a real estate agent it has always been important to me to price accordingly.  

 

So a house comes on the market that I can see is priced well to its location and condition...the acreage alone is worth the asking price of this property.  Yet the agent tells me that the rush of buyers into the house with their agent all say 'gee I will have to do updates'.  My goodness the pictures clearly showed that the house might require it if you want a house that is like a 2015 new build!  But honey you can't afford a 2015 new build home right?!

 

It continues to make me crazy that agents waste time showing houses that do not meet a buyers criteria.  Yes, here again it is all about price.  But price without criteria is a no sale, no win situation for any agent.

 

Is this a lesson learned for any real estate agent?  Are we all taught differently?  I believe buyers need to take more charge of what they are looking for and be realistic in a competitive market.  Know that the price reflects updates needed in many cases.  The low price does not mean you can go even lower on the price because of what you want to add to a home.  

Yes, the house needs updates.

I get that all the time, Ginny. Listing clearly states that all bedrooms are upstairs and then they send feedback that they don't like a home because there is no bedroom or master on the main floor! Why did that agent take them. Or I get a comment that says the home has too much land--well, the mls says it's 3 acres. If your clients don't want 3 acres why take them to that home?

Good morning Ginny. It will continue to be, that if a property is not priced correctly it will seldom sell. The buyers in many cases are pretty savvy as well, choosing not to waste their time with overpriced properties.

Ginny- price, condition and location.  It's a balancing act.  The price point may be right but if you know that condition is critical for them, think twice.

Ginny, love the subject matter here.  Yes, location and condition will always define the right price at the right time to attract the right buyer.  We do see a few of the buyer's living requirements becoming less of a priority, in this market.  Home ownership is the larger role of today!

Ginny it is about setting expectations and unfortunately there are Realtors who fail to do that.  When expectations are not set, disappointment is a certainty.

Ginny, There are unrealistic buyers. Even when we list the home based on upgrades needed, they make an offer and deduct the amount needed to upgrade from the list price and make an offer.

OMG..you are so right! You would think agents would understand when a home is priced right considering it needs updates and explain that to the buyers! Barbara Todaro is right "this reverts back to the thought that "not all real estate agents SHOULD be real estate agents!!"

I have been showing one of these buyers. She says she is wiling to do updates but then when she sees it she says it is too much work. She wants an updated house at a not updated price point.
