You Don't Want To List Your House With Me, Do You?
Maybe you got a little chuckle out of that. Or maybe you agreed that you don't. But odds have it that someone that reads this will call me to list their house. I'll let you know.
What I did want to tell you, though, is that the average days on the market for houses in June is 79.2 days. That number gets a little skewed because we have some million dollar homes that have been on the market for a year and they are thrown into that mix, too.
But what that really says is that houses are selling quickly--if they are priced right. The average list to sale right now is 97%. That means that whatever you list your house for you can expect to get 97% of that number. Of course, we have to start out reasonably.
I am finding that buyer's are actively looking for houses but they aren't in panic mode. Panic mode will drive prices up. Even though we are getting multiple offers on properties they aren't overbidding above the list price. The really good houses--priced right and with good curb appeal--are selling within a week or two.
That being said, if you have a house that may be, shall I say, challenged in some way or another then that is when you need a really aggressive real estate agent that will get it done. You will be the ones that call me.
Right now we only have 973 houses for sale within the city limits. We have sold 1471 since the beginning of the year. Not counting any other Realtor, I have more than that many buyers or potential buyers in my address book right now. The tricky part is matching buyer to house. That is why I have a full-time buyer's agent, Julie, to be our match-maker. She is pretty darn good at it if I don't say so myself.
