Marina Del Rey, CA Condominium Market Report, by Endre Barath,Jr. Those of you who read my Real Estate Market Reports are familiar with a couple points. One I always find that the trends are very important. One should not look at a Market Report that is old or one that does not show the trends.
The combination of the two gives the Seller or the Buyer the most accurate picture. Needless to say I will be happy to interpret the data if there questions:
The Average days on market jumped in April to 112 days, clearly one would wonder what happened. The real story is what I have been saying all along one need to look at May & June and one immediately can see theat the average days are in line with the entire 12 month period and are decreasing as we speak. this past two monts the average was 54 days and 42 days respectively. Clearly this would be an indication that there were a lot of activity with the buyers hence it was an indication that this was a Seller's Market for the past two months.
We can not look at this data alone by saying Wow there has been a 35% decrease in the Days on Market. we also need to look at What the Median Sold Price was as well as the number of Sold Properties and of cours the number for Sale Properties. Once we have that information, in conjunction with a good trend indicator we know how to price the New Listing or we know how to Submit an Offer that is Fair and will be accepted.
