Yes Virginia...HGTV is not really "Reality Real Estate"

    You know the minute you walk into a listing appointment...there is an HGTV kind of "thing" going on...the future sellers have done things "by the book"...or make that tube...ahhh screen... with the updates they bHGTV houseelieve will be the magic to sell the home quickly for the highest possible price. 

      The gleaming hardwood floors, 

new tile backsplash...pendant lights, shiny brass replaced with polished bronze fixtures...clutter eliminated.  It is the house that the Sellers believe will instantly be the one that any buyer will want to call home. Condition is certainly one of the main factors in determining a price....and the eye appeal that will attract the buyer.  What cannot be changed is the location....and what the market has determined....no matter what "channel" the home is on...is the price.      

  Can the house be  "over improved" for the  location ?   YES it can.   Forget every national statistic about whatever the percentage of return on investment in the kitchen...the bath, the landscHgTV bathaping, the energy efficient this  and the latest in....security, green features....etc....If the house is next to the railroad track, on a busy street, ...in whatever way most of the public says it is not the most desirable location...the updates, remodeling, upgrades and the expected return does not apply.

    Before you make a plan to upgrade, remodel etc. if it is with the thought of moving in the near future and getting a return on your investment...Call a  Realtor first.  Discuss your plans and the expense you would incur.  Let the Realtor tell you, given the recent sold homes in the area  what the price may be with and without or with some and not all of the planned changes.

  Guidance  A good Realtor is not about just listing or selling...he or she...or they should also be experienced and able to offer guidance and direction in many aspects of real estate.

Sally - excellent advice as always.  certain things cannot be changed and the chief among them is the location.   A recent client's lovely home sits next to a very busy (and loud) street.  It's been sitting there.

Yes Sally...reality HGTV is mostly scripted and fake...that is what sellers do not understand.  I have a son's friend he produces in that realm and it is fiction!!

Thank you for saying what seller's across the country need to hear.  We, as Realtors, know what brings top dollar in our specific market.  I tend to remind buyers to consider what drew them to the home and we sometime take a tour of other homes in the area to see what the buyers will be comparing too.

Sally and David, the original "This Old House" was about as close to reality any of those shows got, and that probably had more to do with not being set up to make the "stars" look perfectly brilliant.  You didn't see the staged arguments, etc.  To my dismay, my wife watches them, and wonders why it takes me so long.  She knows, just likes to dig at me some time; but many folks live in la-la land, and have no idea what is worth doing and what not to do.  We have to gain their trust before they give much thought to what we say.  We may or may not get through to them.

Sally & David I love it...just as a spoof I was talking with one of my clients and they had their contractor in the Kitchen for a remodel 30-45 days...I said what do you mean not two days? The General Contractor did not know I was a Realtor nor that I was friends with my client and took a bit of umbrage  he said to me "this is not HGTV " you know it is real life:)), We all laughed:))Endre

Sally K. & David L. Hanson -- You are SO right about HGTV. You are also right that some homes do not need to have the HGTV treatment.

I am working on listing a cabin in a remote area. I thought of you Debbie Gartner as the unusual thing is that it has real Brazilian Cherry floors. We all know the expression, "everything but the kitchen sink." Well, this cabin has NO KITCHEN -- No cabinets, no sink, no dishwasher, refrigerator or range. The cabin is 2 BR, 2BA and has a wrap around deck and is on 40 acres. 

If one always does BBQ on the deck, why do you need a kitchen?

I think a buyer will pay more for a house by the freeway with all modern amenities than one by the freeway that is dated and needs the be modernized. No…you cannot change a location but you can make a house look as good as it can possibly look in that location.

HGTV is for entertainment. You will not find it on the educational channel.

I was in an older home beside railroad tracks that the buyer had been told did not affect the house and the trains could hardly be heard.  I thought ... really?

We were in the attic together when a train rolled by and the house shook dramatically.  It was so loud we could not hear each other.

Thank goodness for the new pendant lights, though.
