You know the minute you walk into a listing appointment...there is an HGTV kind of "thing" going on...the future sellers have done things "by the book"...or make that tube...ahhh screen... with the updates they believe will be the magic to sell the home quickly for the highest possible price.
The gleaming hardwood floors,
new tile backsplash...pendant lights, shiny brass replaced with polished bronze fixtures...clutter eliminated. It is the house that the Sellers believe will instantly be the one that any buyer will want to call home. Condition is certainly one of the main factors in determining a price....and the eye appeal that will attract the buyer. What cannot be changed is the location....and what the market has determined....no matter what "channel" the home is on...is the price.
Can the house be "over improved" for the location ? YES it can. Forget every national statistic about whatever the percentage of return on investment in the kitchen...the bath, the landscaping, the energy efficient this and the latest in....security, green features....etc....If the house is next to the railroad track, on a busy street, ...in whatever way most of the public says it is not the most desirable location...the updates, remodeling, upgrades and the expected return does not apply.
Before you make a plan to upgrade, remodel etc. if it is with the thought of moving in the near future and getting a return on your investment...Call a Realtor first. Discuss your plans and the expense you would incur. Let the Realtor tell you, given the recent sold homes in the area what the price may be with and without or with some and not all of the planned changes.
A good Realtor is not about just listing or selling...he or she...or they should also be experienced and able to offer guidance and direction in many aspects of real estate.
