Buying a house, either for the first time or the tenth, should be exciting and fun. However, if you are not aware of the possible pitfalls, your house buying could turn into a stressed filled experience. Knowledge is power, and with a few proven tips you can keep the process from overwhelming you.

  1. Find a real estate agent you can connect with. Do not try to go it alone. When you are preparing for a serious medical procedure, your first step is finding a skilled and knowledgeable doctor. Purchasing a house is just as important. You may know what you want, but not how to get there. It’s critical that the REALTOR® you chose is both highly skilled and a good fit with your personality.

  2. Don’t ask for too many opinions. It’s natural to want reassurance from your family and friends, but too many ideas from too many people will make it much harder to make a decision. Focus on the needs and wants of the important people – the ones who will be living in the house.

  3. Accept that no house is ever perfect. Remember that buying a house takes a few months, but making a home takes a lifetime. Every house will have pros and cons. Some things, like location or preferred school zones, cannot be changed. Looking at the big picture will help you see how a good quality home, with your top priorities, can become your dream home over time. Do Not let minor imperfections keep you from seeing the future of your decision.

  4. Plan ahead. Do your homework by being pre-approved, selecting your home insurance provider, and knowing when you need to be in the house. Presenting an offer with these details in place is more appealing to the seller.

  5. Don’t forget the home inspection. Even if you buy a new home, there will be costs. Some of the “making a home” plans can wait, but knowing immediate repairs will keep you in line with your budget and eliminate costly surprises.

  6. Accept that a little buyer’s remorse is inevitable, but it is emotion driven and will pass. Buying a home, especially for the first time, is a big financial commitment, but it also yields big benefits. Do not lose sight of why you wanted to buy a home and what made you fall in love with the property you purchased. DO NOT let anxious thoughts and ‘why doubts’ steal your joy. You made the first step. Now concentrate your time and energy in making that new house a home!
