Mililani Golf Course raindow Oahu, Hawaii I received a wonderful call this morning from a lady who had noticed that my yard signs are popping up and then coming down quickly in her neighborhood.

And she's right, in her particular area I've had several listings that sold really quickly. Rather than keeping the yard sign up after we went under contract, I took the signs down.

Why is that?

Because so many people would drive by the home for sale, stop when they saw someone in the yard, and ask the seller about the house. I guess this is normal behavior for people driving around looking for a home to buy. Problem was, the sellers, knowing that their house was under contract, were getting annoyed.

Why should I NOT take the sign down, the industry standard, you ask?

In the past, my only reason for keeping the signs up was just in case the contracts fell out of escrow. At least, that's been my reason until just recently. Or, for my own selfish reason, keep the sign up so that others would call me. But I still had an annoyed seller, and that's never good.

So recently I have made an agreement with the sellers to take the signs down, taking a chance that the transaction would go through closing.

What did the sellers have to lose?

Not much, we were still on the MLS with the homes and I still had them on my website, so it wasn't that it looked like we had taken them off the market. And all of them "closed."

What did I have to lose?

Interestingly, nothing, it was a win-win. I would still get buyers and their agents calling me to be in backup positions. In fact, I have gathered quite a little list of potential buyers.

Now that this lady called me about listing her home, I can go directly to my little "backup" list and hopefully put her sign up one day, and maybe take it down again a day or two later.

THAT'S MY NEW STRATEGY, THOUGHT I WOULD SHARE IT HERE.

Will Hamm - I also felt that there were too many "for sale" signs up, never good in a neighborhood. Many would-be buyers were asking "why is everyone selling?"

Hella, as long as your sellers are happy about that arrangement, and it has been working in your favor, I'd say "keep on keeping on!" I can relate to your poor seller. Once when my personal home was for sale, people would stop by all the time, walking around in my yard trying to look in the WINDOWS! Can you believe that?!? Surely the house looked occupied, what with my car in the driveway, curtains & blinds open, lights on, etc...

Buyers are very bold and will stop and peek in windows. I am glad you discuss it with your sellers and then take the steps to protect them.

Hella, I think you're on to something! I sold a house recently and we never even put a sign in the ground. As the home hit the MLS, I received a call that someone was coming by with an earnest money check.  This is an amazing year! I like Rob's idea of a "Too Late" sign!
