Princeville Kauai condo / house update for Jul 12th to Jul 18th

Aloha from Princeville Kauai,

You really have to love the weather in Hawaii, and I don’t mean just the tropical breezes and moderate temperatures. This week, while Kauai was sweltering under higher than usual temperatures, Mauna Kea, on the Big Island, got enough snowfall on the summit that the road was closed! Now, that’s a real study in contrasts!

Real estate activity was also on the sluggish side, with only one new escrow in condos and none in single family homes. Here’s your update:

New Listings:

Puamana 5B is listed for $369K. The prior sale was for $296K in 10/03. Nihilani 8B, a 2 bed/2bath single level unit, sold for $370K in 3/10 and is now on the market for $650K. Cliffs 8203 was a leasehold unit when purchased for $170,900 in 2/81, converting to fee simple in 6/06 for $240K. This ocean view 4 bedroom unit is listed for $724,900.

Back on the Market

Puu Poa 114 fell out of escrow and is back on the market at the same price of $1.11M. In 9/12 it sold for $870K.

Contingent:

Cliffs 1202 found a buyer after 67 days while listed for $322,750. The previous sale was for $409K in 3/06.

Sales:

Kaiulani 65 sold in 4/13 for $730K, was listed for $798K and closed this week with seller financing for $770K. Pali Ke Kua 16 sold for $512,500 cash while listed for $520K. The seller bought this ocean view unit for $280K in 2/02. Nihilani 34 B sold for $535K while listed for $549,500. This ground floor condo sold for $450K in 4/14. All three of these sellers came out with some $$ in their pockets which is still uncommon these days.

Under Contract:

Bank sale Sandpiper 220, priced at $348,500 moved closer to closing as it went under contract from contingent.

Price Changes:

Cliffs 7201 is now $510K, after a $15K reduction. The prior sale was for $655K in 8/05. Hanalei Bay Villas 4 was $629K and is now $619K. The free standing condo was purchased for $845K in 7/08.

3812 Iluna Place, which last sold for $510K in 2/10, is now listed for $714K. It was previously listed from 10/12 to 3/14, starting at $719K and reducing to $699K.

4386 Emmalani, priced at $875K, last sold for $590K in 7/12. 3740 Albert was purchased for $656,250 in 11/09 and is newly listed for $899K.

Sales:

4064 Kaahumanu was a bank sale in 8/11 when it sold for a mere $479,900. It was listed for $825K and yielded a nice profit by selling for $725K.

Expired:

3953 Aloalii expired after 181 days priced at $2,499,999. The prior sale was for $1.8M in 4/07.

Withdrawn:

After 151 market days, 4989 Emmalani Drive was withdrawn while listed for $1.275M. The seller bought the land for $78K in 4/84 and built the home later that year.

Price Changes:

4862 Victoria Loop, which sold for $1.039M in 11/07, is now $824K down from $845K. The last sale was for $1.039M in 11/07. 4391 Emmalani was priced at $1.195M and is now $1.175M. The last sale was for land in 6/88 for $95K. 4555 Emmalani reduced from $1.315M to $1.295M. The prior sale was for $600K in 6/02. 4123 Kekualike Lane, which is in escrow, reduced to $699K from $748K, which may be an indication of the sale price. The seller bought this home for $260K in 1/98.
