Getting an Education House Hunting - Learning to compromise

We all have budgets to work with.  Sometimes if feels like we have beer budgets with champagne taste.  I know I do usually.  My motto has always been "Give Me The Luxuries, I Can Do Without The Necessities."  So there may be some compromising. 

The same is true in house hunting.  I am currently working with several clients that are getting an education about this market.  I think you can learn a lot on line but until you are really out there looking at what is on the real estate market in the streets that you can't really get the picture in some price points in some markets. 

I have one client who wants her cake and wants to eat it too.  Wants all the frills and whistles and also wants it  for under X dollars.  Wouldn't that be nice?  Wish I had a magic wand.  I would give it to her.  She certainly is a deserving soul.  But she too is beginning to realize that there may be some compromising.

Determining what is most important to the buyer and determining what one can do with out is something everyone must do individually.  I can't do it for you.  The answer is always different every time.  It just depends on your own needs & values. 

I'm flexible enough to change in mid-stream as a client determines their priorities.  I just want to find the right house. I know as we narrow our options we are closer to honing in on the perfect one.

Nanette, I certainly know about the champagne tastes on the beer budget. But then, maybe you and your client will just get lucky and find a house that she really wants and deserves. There really appears to be a lot of deals out there in the marketplace.

Oh Michael I am confident that I will find the perfect house for this one!  It really is not as hard in this market.  But a lot of times folks have to weigh their options to determine what there comfort zone is.

That seems to be happening a lot these days with it being such a buyer's market.  The buyer wants the million dollar house for under $400,000.

Yes, there are many "deals" on the market, BUT still you can't get everything for nothing.  It seems buyers feel that because the market is correcting itself. they should have EVERYTHING they want.  I guess our job is to educate our buyers,, after really listening to them.

In building this is also a concern. Everyone wants top of the line with only minimal investment. Caviar for quarters.

Home shopping is always going to be tough on buyers.  At least now there's alot more to choose from!  Deciding what's essential and what isn't is hard.  I'm with you, I want it all!!

If only we did have a magic wand. Think it would be best with rules.....like you can only do it once a month and it has to be for someone else type of thing. :)  Yes, I had a buyer that had to compromise when buying a 2.5 million dollar home.  Theres no such thing as a perfect home unless.....the buyer highlights it being as perfect even though they dont have everything they want.

Nannette- Caviar for quarters is very doable in some Markets.....last year I sold a flat in Romania, and there you can buy the best caviar quite cheap :)  OK, so your client doesn't want to buy overseas.....then I will just say that when I bougth my house I looked at a ton of houses first, and nothing really excited me.  This house did, and it didn't fit one single thing I wanted :) :)  But it sure felt right, and bright :)  Happy hunting.....you'll find it for her!!!

Nannette, I have buyers that are finding out that the market is not what the market is making it out to be.  They are getting firm counters and if they like the house enough and feel it is fair, they are going for it.   I have noticed that most people that can afford $200K ( in our market area) want something that is closer to $300K and $300K wants something that costs $400K and so on.  I know the champagne taste and beer budget, story of my life.  When will I just get it through my thick head?

Ray I think the reality is catching on finally!  At least I'm running into  more folks that are more sensable these days.

Audrey I don't think I'll ever change my beer budget and expecting champagne.  I've been that way for 44 years going on 45.

Kathy I listen to folks about what they want and then listen between the lines because sometimes they don't really know what they want even if they think they do.
