I Would Do an Open House Like This..Would YOU?

I wanted to run this by you all  to see how you feel about it.

 

An agent in our area, is having Open Houses and this is how it works.

 

He will have 4 houses Open and the requirement is that you go into the houses with your lock box and leave your card on the counter.

 

This Open house will go on for 4 hours.....say from 10 to 2.  After that time, he will  draw 4 cards from the agents that went to preview the house and give away $100, $50, and 4 $25 gift cards.

 

Would that go well in your area?

 

It is working here..

I hosted the last stop whoever completed 6 gets a buffet dinner there ...Was the house full when realtors heard about a free meal....

Also did the coffee card after 4 listing viewing.... People were not too impressed esp you have to give me their name and phone #..

We agents are a crazy lot, we will show up for all sorts of things at open houses.  I'm still trying to figure out why you would need to bring a lock box to the houses though?

It might "work" to get agents in the door...who want $$$....not necessarily who have buyers....pass on this idea.

The House is not open and the listing agent is not there.  The lock box gives a read out of who came into the house..

The goal is to get the agents into the house.  It is so much simpler than feeding them and spending all that money on food...in a normal Open House around here.

 Costs exceed $500..

Most agents will take the time to go when money is involved.  It does not necessarily that they will bring a buyer..but if they have seen the house..when a buyer comes along..they may remember the house..

Dianne - we often do "lockbox" broker tours and incorporate a contest or give-away. It's important that as many agents in the marketplace actually see your listing personally!

If a picture is worth a thousand words, then a real live experience is probably worth a thousand pictures.  I think it would work in our Charleston market, but only on select homes / areas.

Requiring them to open the electronic lockbox (each individually) makes sense so that you can verify that one agent didn't just bring several buddy agents' business cards with them.  Only thing I'd be leery of is that the gift cards may not ultimately go to agents whose cards were randomly picked.  Cynical, I know, but I've seen it happen down here.

Sounds like a reasonalble way to attrack agents to see a home. And, the listing agent doesn't have to sit around in the house, although I would prefer to be there to answer questions on the spot (not mandatory).
