Preparing Your Home for Sale-Part 4- Edit,Donate,Store and Hide
This is the fourth in a series of seven on Preparing Your Home for Sale. You now have committed to doing what it takes to prepare your home for sale, and you have cleaned and repaired or replaced items that needed your attention.
Don't sit down yet, you have more to do!
EDIT
This is when you have to get ruthless and start editing what you have. Remember, a Buyer wants to see the space and the possibilities of the house. They're not there to ooh and ahh over your things. Whatever you have needs to enhance the space, not take it over.
I usually recommend removing about two-thirds of what sellers have on their bookshelves.
Yes, edit all of your personal photos, collections, magazines, toys, "stuff" you have around you.
Remember:
Toss what you don't use
what you don't want
what you can't fit
what you don't need
DONATE
Once you've edited what you have, consider donating items that others can use. There are many organizations that would welcome your clothing, furniture and toys.
PACK
You've heard this before and it's true... you'll be moving soon, so why not get a head start. Items that you will take to your new home but don't need now can be packed.
Note- the last thing you'll want to do is have your Buyer view a house or room full of packed boxes. Rent off site storage if you can or pick a corner of the garage but don't let your boxes eat up the same space and defeat the purpose of packing.
HIDE
There are items you'll need on a daily basis... after all, you're still living in your house. However, you'll want to find a way to "hide" them while your house is being shown.
For example, buy a little carrier from a home store and place your toothbrush and toothpaste and other personal items in it to store under the sink.
No one wants to see your dirty clothes. Enough said!
You can't seriously use every single item on your kitchen counter every day. Place them under the sink or find a way to hide them.
You can buy inexpensive baskets or boxes to hold the 10 remotes and other gaming controls you have.
Preparing your house for sale is a must if you want a quick sale with a good return on your investment.
