Giving an already really distracted industry and professionals to be distracted even more than they already are. What I want to start by saying in this week’s post is the key to technology and all the distractions out there is find a few, like one or two of these fun little tools and to monetize. What I mean by monetizing is researching the tools, gadgets and technology and figure out the one or two you like, get good at them and know how they make your business and life better and make you more money.

So let’s have a look at the newer kids on the block and see what they are all about. Then decide if they make sense, work for you, your business and see how they add value and make you some money.

 

The Periscope app lets you broadcast live video to the world. Going live to the world with video will instantly notify your followers who can join you and watch, comment and send you hearts in real time. The more hearts your followers send you the higher they flutter on the video screen. The more hearts you get on your broadcasts the higher you get in the “Most Loved” list on Periscope. When your broadcast is over, you can make it available for replay so viewers can watch it later and the replay will last for 24 hours for followers to view.

You have the ability to broadcast to specific people and choose to share your broadcasts on Twitter and it tweets a link to your twitter followers to watch the broadcast on the web or in the Periscope app. Periscope will suggest for you to follow other people based on your twitter network.

“This is great Wade but how do I use this for my real estate business and how do I make some money with this Periscope app?”

You can create live streaming video of a house tour, connect at conferences, host a Q&A, a local event, place of business, interview someone locally, share a testimonial, share tips, statistics, hot buying opportunity, hot new listing and on and on.

Using the Periscope app, you as a real estate agent have the ability to broadcast anytime, anywhere and about anything to the world… how powerful is that?

Video is so powerful and a marketing game changer for attracting and creating relationships with people you would have never expected to do business with.

Another great tool in the technology real estate world is the cool tool called Instagram. Photography is obviously a natural fit for real estate and sharing photos on Instagram is an easy way to expose your real estate brand, your community, your life and who your are, your success and have some fun and more importantly make some money. The key to Instagram success is all about keywords and hashtags. If you search on Instagram “real estate” you will find more than 1.7 million photos with the keyword tag “real estate” in it.

The Instagram app uses geo tagging and can display local geography so when a person searches on Instagram a city for example like “Chicago” then the photos with those tag or keyword “Chicago” come in that Instagram users search result. The low hanging fruit for agents on Instagram is using Instagram for displaying beautiful homes, yards, kitchens or even better something different or unique about the property, home and tag or keyword your photo “locally” to your real estate market area to capture the Instagram prospects interested in your market area.

You can set notifications for Instagram posting so clients that you follow and you want to be notified when they post on Instagram you set the notification for your clients. Here is a tip to getting more followers on Instagram you can go to the activity tab and see what activity has happen on your Instagram account and makes you feel special. So go to 4 or 5 clients and like about 4 or 5 photos on the clients Instagram account and then follow them and your conversion of getting them to follow you back is very high and gain more clients and followers.

Instagram is a great way to visually and artistically expose who you are, what you do, what you like and where you live and capture clients, make relationships in your community and increase the chance to get their listing or assist in their next home purchase.

I feel like we're all still adapting even what it all means because it technology is so new in a way. Periscope does seem like a good idea!

I don't like the 24-hour shelf life of Periscope, and am unsure how users will go about building a following. I can see it as a tool to use with existing clients, but it doesn't seem to be efficient for lead gen.

Great post.  John Novak focus on building the following on Twitter...that's where your main audience will be for Periscope.  Also, this article should help you on the challenge surrounding the shelf life.  

Wade Webb I'm still bullish on Meerkat.  I think we'll see a hefty move with Facebook integration, which will be a MASSIVE game changer if they shift their algorithm to factor real time events.

We get more interaction on Instagram than we do on Facebook. For a while, we were posting just when we got a new listing. Then, we started adding in more pics of the area and really focused on connecting with locals and those just visiting the area. Within the week, we had two leads from there. So, it is worth trying. We haven't tried Periscope, because it does take planning to have a good impact and we do a lot on the fly due to our busy schedules.
