WORTHINGTON HILLS TOWNHOMES – HENRICO COUNTY VA – NEIGHBORHOOD PROFILE!

Welcome home to Worthington Hills Townhomes in Henrico County’s Far West End.  This small, 70 home neighborhood, is nestled inside a single family neighborhood off Lauderdale Rd. in the Short Pump area.  This allows for the homeowners to have a nice private feel when they come home!

These homes were built between 1988 and 1991.  Most of these homes are 2 level, but there are a few one level homes.  All homes have either 2 or 3 bedrooms, as well as 2 or 3 full baths!  All homes have attached 1 car garages and there is plenty of guest parking throughout the neighborhood.  A number of units have fenced yards, which is highly desirable, especially if you have pets.  All units have fireplaces.   And, for many who are trying to downsize to one level living, many of the units have first floor masters, as well as second level masters!

The neighborhood is located in the Short Pump area of the Far West End.  This means that within a few minute drive of your home, you can be to Short Pump Town Center, where you have a wide choice of retail!  Or you can be to one of the many wineries, craft breweries or restaurants that are found within the Short Pump area!  And, of course, you are only minutes from Rt. 288 and I-64, offering easy accessibility to Chesterfield County or downtown Richmond! 

In 2015, the HOA fee was $220 per month!  For the monthly fee, the association will take care of all exterior and common area maintenance as well as snow and trash removal. 

Worthington Hills Townhomes – Sales!

As with other neighborhoods, I am always curious about how sales and home prices have been over time!  This is another neighborhood in Henrico County’s Far West end that has had very few sales – and when homes do come on the market, they will sell very very quickly!  Since January 1, 2015, there have been only 3 sales – these homes sold in an average of 10 days after hitting the market, with an average sales price of just over $182,000 (which was about $133/SF).  In February 2015, a unit sold for $169,500; in June, 2015, another unit sold for $210,000, showing that homes in this neighborhood will not sit long on the market, and showing that homes are appreciating nicely in the neighborhood.

When I look at the sales prices of some of these homes, it is interesting to see what has happened with prices over the years.  For instance, the home which sold in June 2015 for $210,000, originally sold in 1988 for $96,000! 

Worthington Hills Townhomes is another affordable and convenient option for those buyers who want to purchase their first home or downsize to a smaller home in an area with the convenience of Short Pump (but not the traffic of Short Pump).
