 Sellers find us in  a variety of ways...direct referrals from our "multiple spheres" and monthly purple enveloppurple envelopee various versions of our newsletters are by far the best source...a trusted source to the prospective Seller suggesting we be their listing agent...just the best kind of referral.

    There are other referrals...someone read a blog...found our site...a little more removed from a personal recommendation ...and with that, likely comes competition....and often a preconception by the Seller(s) of what the price of a property should be...the profit they should get...the time on the market that is realistic...all as a result of their own "research." 

  no   The easiest thing to do would be to agree...somehow justify that the 10-20 or more percent price above the market for which there are no comps could be justified...we walk away with a signed contract....and they calculate the profit on the sale...the days on the calendar until closing in this imaginary scenario.

     We won't list a house for the imaginary profit price....and sadly....the agents who do continue to tarnish the reputations of the profession....and build an inventory of expired listings that sell for less than they would have had  the proeprty been properly priced.
