Hire A Great Listing Agent Like Me!
All kidding aside I do things that other agents/realtors never ever think of, for example I pay attention to detail for instance, custom design my sign for each listing from the color, font and then I picture myself as a potential buyer driving around the area, what would catch my eye and then I strategically place the sign where I think it would be the most impact.
Each Listing is Unique
The other thing I do is I treat each home that I list as a marketing campaign, I don't consider myself a Real Estate Agent I consider myself a Real Estate Marketing person (spend almost 30 years in the marketing business this comes easy) I plan a campaign for each home and where we are "Targeting" buyers, I'm not just blasting marketing material all over it's very targeted and I use all different kinds of tactics when doing this and I'll name some below.
Marketing Tactics
1) A strong social media campaign
- Facebook Campaign (organic and PPC)
- Instagram (Hashatag Campaign)
- Tumblr
- Blogger
and these are just the begining of some of the tactics that I deploy
SEO (Search Engine Optimization & SEM)
Each one of my homes get a personal online websites devoted just to the property, I don't care if its a 150k home or a 10 million dollar home. Each site is optimized for GOOGLE, YAHOO & BING I hyper-focus for each home, I just need one person looking in that area where my home is listed.
Has anyone heard me mention the MLS yet? NO!!! Because all the above is done within 24-48 hours and I am receiving offers before my homes even get on the mls. I do have one trick though I have a growing database of over 4000 home buyers that is growing everyday and I do blast an email out too them as I am leaving my listing appointment, yep I do it right from my phone. I also have all the brokers/agents set up on my system where I send a mass text to each and everyone of them in a specific area as well.
I do use some of the standard practices as well, Print Direct Mail etc, but I tie it in with my digital marketing like something as simple as my window sheets in my front office below.

There are so many ways to market properties these days, just don't put it up on the MLS and pray!!!! Get Active! Get Pro-Active! don't be typical!!!!!
