Alhambra CA Bean Tract Homes For Sale
and 2015 Mid-Year Update
This is a recap of homes for sale along with market activity for the first six months of 2015 for the Bean Tract community in the city of Alhambra. The Bean Tract name(okay, it’s more than a bit unusual name, right?) can be traced back to Jacob Bean. The area was formerly farmland before being developed in the late 1930s/early 1940s. The location borders the cities of San Marino and South Pasadena in the northernmost portion of Alhambra which as a city boasts 84,577 residents(US census estimate 2010).
The boundaries of the Bean Tract are Huntington Drive(north), Granada Avenue(east), Alhambra Road(south) and Novelda Road(west). It is a part of Alhambra zip code 91801. The homes are primarily single level but there are two story residences as well. The tree-lined streets beckon images of Norman Rockwell who reportedly lived at one time close to the Bean Tract. Turnover of homes in the neighborhood have traditionally been very low and long-term homeowners(and their descendants) are quite commonly found.
Shopping, dining, entertainment, recreation, culture and employment sources are easily accessible. Transportation via freeways to most of the San Gabriel Valley is relatively easy as well as to Downtown Los Angeles(let me tell you about some shortcuts).
There is currently just one home in the neighborhood on the market for sale. It is a three bedroom/two bath home with approximately 1636 square feet currently priced at $788,000. In the first six months of 2015, there have been three mls-reported closed transactions ranging from $790,000 to $900,000 with an average sales price of $847,667(median sales price $853,000). They sold at 104.78% of last list price and for $454.52 per square foot on average.
In the same January through June time period in 2014, there were five sales. These ranged from $810,000 to $955,000 with an average price of $865,600(median $868,000). They sold at 103.17% of last list price and for $479.56 per square foot on average.
Since there are many original and long term homeowners in the area, renovations(and lack thereof) as well as the appeal of any remodeling comes into play when looking at value.
