Stratford CT Single family home sales in June 2015 INCREASED 34% compared to June 2014 sales and SOARED 46% from last month.   See annual sales chart below.


Listing and closed price averages both dipped 22% with a very heavy concentration in the $200K range.   The median was down 17%

 

Days on the market went up 4%.

 
The absorption rate for the month took a dive too to 4.61 months, meaning if there was no new inventory, it would take 4.61 months to sell off the active 309  listings, statistically in a seller's market.  High sales brought that stat down.

Moving forward, there are 72 houses under deposit and 70 pending sales (under contract).... still showing super strength.
