Staging Stories- What Are You Waiting For?

 

Home Stagers like to come in at the beginning, BEFORE the property goes on Staging Storiesthe market. However, it doesn't always turn out that way.

Such was the case a few months ago. A caller contacted Room Service Home Staging to inquire about staging his occupied home.  The property had been on the market for a year.  That’s just too long in this market.  

The seller pointed out some issues that he thought might be what was holding back any offers….. some cracked windows, pet stains and odors, and other signs of deferred maintenance.

 

What I told him that there were 3 components to a home’s “saleability” and they were PRICE, LOCATION and CONDITION.

 

He agreed.  His house was in a good location, with easy access to I-95 as well as the Turnpike.  

His house was listed at $100K below similar homes in the community.

The seller agreed that it was the condition of his property that was the issue. However, said he, my agent just said we’ll knock a couple thousand off the price.  There was no need to fix this.

preparing your home for saleCould I, asked he, just come in and place some furniture or other furnishings where needed?  Or, he would be willing to remove his furniture and start from scratch.

Well, yes I could, but I would be wasting his money and my time.

I suggested to the seller that he would be better off investing in new windows, carpet and the other projects that were standing in the way of his sale.

 

If he still wanted me to fill in with accessories, or reposition furniture, etc, I would be happy to come out.

When I last spoke with the seller, he had decided to fix what he already knew needed fixing… to address the repairs and dog issues that are a big turnoff to Buyers.  And, oh yes, he is hiring a different agent.

Sellers- don’t wait to see if it sells! Make sure it’s prepared to hit the market as soon as the For Sale sign is placed in your front yard.

Hi Kathy - It sounds like staging, as much as it unquestionably adds to appeal and saleability, would just be lipstick on a pig in this case. Glad to hear he's on the right track now.

I think staging works a lot better than just lowering the price and not fixing stuff, I always recommend waiting to see what the buyer wants fixed and deal with it at that point.

Conrad- so many sellers think they are saving money by not staging immediately. 

Dorie- I'm preaching to the choir here!  

Joe- I truly don't want to waste a seller's money!

Debbie- that's the exact phrase I use. 

James- I agree, it is too long, especially in this market. 

Sheila- I think you're right.  Sometimes it takes an objective eye to do so.

Dianne- and unfortunately, the agent thought that by lowering the asking price, all would be right with the world.

Joanna- you and I think alike on this one. 

Scott- think about how much time and money sellers would save if they prepared their home to sell. 

Beth- I agree.  I keep my mouth shut unless the seller says they are currently not working with an agent or if they ae going to switch agents and want referrals. 

Michael- think of having your house ready to show for a whole year, not to mention the fact that you cannot not move forward with your own life. 

Bill- I will charge for a consultation for a vacant home to give advice on what they can do, but I didn't have the heart to on this one.

Nicole- it's what we would want from other professionals, isn't it. 

Alexanadra- I was floored when he said the agent was on board with not completing these tasks. Ron and Alexandra Seigel 

Dick- for sure.  I've seen enough good vacant homes that sold.  Staging is nice but certainly not the only route to go.

Pamela- yes.  Buyers don't have the time, money or desire to go in and spend a lot of money on repairs and updates. 

Grant-precisely.  And flippers will not offer anywhere near what the seller would want. 

Brian- yes, but the seller may be missing out on buyers who will not bother to make an offer because of the items that need help.

It's a shame he wasted all that time, knowing, at some level, there were issues that needed to be addressed. And staging was not going to cover up the problems - you gave him excellent advice! Guess he finally saw the light!

Ron and Alexandra- exactly.  We can only do so much, then we have to back away and move on to the next client. 

Lou- I see that all too often.  Sellers get frustrated because their house has been on the market longer than they thought, but they don't understand that condition pays such an important part. 

Tammy- I have turned down vacant staging jobs because of the condition of the property. 

Ed- I have to agree, and this is not a knock on agents.  Personally, I think that some people, whatever their jobs are, are lazy. 

Sally and David- I always said our minds were great!!! LOL

Jeff- exactly.  The seller knew but trusted his agent to tell him what he wanted to hear.

Making the best impression up front when selling is the only way to go.  Taking it up a notch should be first order of business...not when the home is stale from languishing on the market.
