SOLD! Finally, after 1 eventful year we closed Escrow yesterday.

Selling this property has been a journey that I do not wish repeated ever again. For the first 6 months, it was not easy to show, being tenant occupied had to go through all the hoops to set up an appointment. After the tenant moved out Seller painted the entire unit, to make it presentable, a Buyer was secured right away to close within  45 days.

For having met the Buyer, my gut feeling was that the Buyer was not 100% sold on it. However, with each contingency removed I was assured that I misread the Buyer.

Contingencies were removed within their time frame, loan docs in Escrow to be signed, Buyer completed the Final Walk Through. On the 43rd day, 2 days before the close date, the Buyer cancelled Escrow and requested reimbursement of  the good faith deposit, less $1000. Yes, they did....

Can not describe my dismay and sadness the Buyer's decision put my Seller through. 

Put the property back on the market which triggered lots of questions of  why it cancelled, from all prospective Buyers. Although I assured them that it was the Buyer who flaked,  it took another month and 40 showings later to sell it at a much lower price than the original sale and below market value.

Closing with the 2nd Buyer was smooth sailing until the lender wired the funds to the wrong branch of the Title Co, in San Franciso. So, we could not record until 48 hrs later after the funds were finally located.

At least it closed!

Mediation and Arbitration will be following soon, so Seller can rightfully retain the good faith deposit from the first Buyer.
