The setting of proper expectations when looking for a new home is critical for all parties involved. It saves time, money and most of all aggravation and frustration for everyone especially the buyers. As a builder’s rep I welcome realtors because usually if a prospective comes through that door, I know that they are well versed in the Katy market and know what to expect, they are usually pre-qualified. I also know that usually the realtor has brought them here because they know about the high quality of David Weekley homes our great energy features and our customer service. If the realtor does not know then it is my job to educate both the realtor and the prospect on our homes and award winning designs.

 

It is more important than ever to have a realtor even if purchasing a new home. Why? Well, honestly because of the “wonderful websites” that are free with information that is so erroneous I cannot possibly begin to educate them on their misconceptions, though it is on the internet therefore it must be true.

 

So, the 3 critical things to set proper expectations

 

  1. Qualify

  2. Educate

  3. Demonstrate

Yolanda I so agree, the biggest part of  the unmentioned rules for a good Realtor is to manage the expectation level of their clients buying or selling, Endre

In markets where housing inventory is tight, I prefer to sell my buyers a new home.  That's because existing homes left on the market more than a few days can have a lot of issues.  With new homes buyers usually get a choice of colors, an opportunity to access upgrades, and that all important new home warranty!  Generally, they won't need to replace any major components (HVAC, etc.) or a roof for quite awhile.

Buyers need just as much guidance from me when they purchase resale as they do a new build. There are just as many questions they're just different when it's resale vs. new construction. Plus I love going and looking at all the new models myself!
