The Real Estate market in Denver is still showing a lack of inventory but we did see some good movement in the Stony Creek, Littleton area. In July 2015, 3 new listings were entered into the Denver MLS, 8 properties went under contract and 4 properties sold and closed.
Two single family homes closed and two townhomes closed in Stony Creek during July 2015. The average sold price of the single family home in July was $410,000 and the average sold price of the townhome was $270,000.
Three single family residences went on the market in July 2015 ranging in price of $290,000 to $349,950. The property listed for $290,000 was a ranch, the property listed for $340,000 was a tri-level, and the property listed at $349,950 was a two-story.
Of the eight properties that went under contract in July, five were single family residences and three were condos or townhomes. The single family residence average list price was $398,480, the townhome list price was $215,000 and the average condominium list price was $147,500.
Even though there is lack of inventory and a list of people who would love to move into the Stony Creek, Littleton area, we are seeing some movement which is really helping with our home values for the people already living here. There’s hope for continued movement as the rest of the metro area is finally seeing some movement as well. Many of the people I’ve talked to have been concerned that if they sell now, there will be nowhere for them to go. With the market starting to flow a little better all around Denver, this will give folks a more positive outlook on not feeling trapped in their current homes. Let’s hope the inventory continues to increase to a reasonable amount to give people who need to or want to, a chance to do just that.
