"I Can See Why It Is Leaking”

It is clear that you have a problem with your gutters, it's falling off the building. You may be thinking, let's just nail it back on. That may be the answer but I would bet that it is more than some missing nails.

If you are experiencing something like this maybe you need to have a qualified general contractor climb up and check this for you. I'm pretty sure he will tell you this

The gutter is clogged

The weight is pulling the gutter away from the roof

The wood holding the nails are rotted

and one day soon it will fall to the ground.

Knowing this, what will you be doing about it?

Ask that contractor for an estimate to repair the water damage, this is something that needs to be fixed by someone.

Not only will the overflowing gutters create a landscaping headache but depending on the type of roof, you could experience dirt washing down and staining any painted areas.

We in California does not get rain often.  It is typically several more months after completion of a gutter or roofing project we notice the roof or gutter not being done properly. The roofs have a limited warranty. There has been cases of lawsuits filed.

The roofer did mine and neighbors. I was looking for a written warranty. Our neighbor told me he fled the country when IRS was after him and have his home foreclosed.

Properly functioning gutters are a huge part of home maintenance in the Pacific Northwest. We see a lot of damage on homes where the gutters are clogged or damaged. Not smart.

Tom, I insist you quit stalking my old condo accommodations! Seriously, deferred maintenance only creates more headaches down the road. You can "pay me now, or pay me later", right?

I always look at gutter and downspout distribution to make sure that no gutter is taking on too much water demand.  And where there are trees, covered gutters are best.  I recommend the K Guard gutters.  I have them on my house.  They are very large, with big downspouts.  Never clog.

I expect there is a K-Guard distributor near you.  The website has a zip code search feature.  I have known the local guy for almost 30 years.  He has not been a distributor that long.

Don't just fix the symptom. You have to get to the root of why the problem was there to begin with before addressing any issue.
