Sandwich NH | July Home Sales Report - Sandwich July home sales were down 14.28% in June but increased 50% from July 2014. Home sales year-to-date were up 20%, from 10 to 12 closed transactions. Dollar sales volume for the month increased 155% to $1 million compared to the $392,000 posted July 2014, but for the seven months ended July 31, dollar volume slid 5% to $3.7 million compared to the same period last year.
July saw six listings added to inventory, down 14.3% from June, but up 500% month over month. Total new listings for the year are up 37.03% to 37 single-family homes. Currently, there are 27 housing units available for sale, a 15.5-month supply based on an average monthly absorption of just under two housing units over the previous 12 months.
Meanwhile, the July median home price rose nearly 48% to $290,000 from July 2014. For the seven months ended July 31, the median price of a home in Sandwich stood at $282,000, up 8.65% from the first seven months of 2014.
On average homes sold faster this past July than a year ago, dropping a whopping 83% to an average 63 days on market. Year-to-date, however, days on market were up 18% from a year ago to 195 days.
