Time is of the Essence, so why do you waste mine?

I'm writing this blog post to reach out to Realtors that should hear the other side of the coin.  We, as Realtors, all have many things in common.  One of them is time management.  We have limited numbers of hours to spend with our clients and there are days in which we have back to back appointments.

There are a few local agents that refuse to allow another agent in the home to show it while they are showing it to their clients.  They sure look like a hero to their client when they explain to them that this is their private time to see the home.

Unfortunately, that leave another agent and sometimes two or more sitting on the outside of the home wasting their time.  This mean the times they arranged to see other homes may be delayed and in some cases missed.  Oh yeah, it also make the rest of the showing to be rushed should the agent have another appointment following this one.

Sometimes the agent showing the home has a client that is quite interested in the home.  Of course these conscientious agent take all the time in the world to answer questions and discuss the process of making an offer and even share comparable sales information.

I guess the one thing that I personally take seriously is our Agency Agreement.  It states that we are to serve the best interest of our clients.  It also states that we are to be fair to other people.  Fairness is all that I am asking for.

Your thoughts?  I have wide shoulders and can take contrary opinions.

I am ok with them showing their house to clients, but I think it is fair & just nice to talk, go over comparables, talk about the buying process outside while the next person tours the home. 

It all comes down to common curtesy. Something not everyone has sadly.

ok..so i see now. you show up with your client to view and there is a agent already there, and they dilly daddle. "private" showing. i personally like em backed up like at Ohare :). but we have had plenty of times where we have 2 or 3 there.Especially when it just came on the market. we ask for a appt, allow 40 min and schedule the next at the hour. but it never works out quite right. :)

the listing agent should / could be of help in these cases. i would hope.

Tony - I would have to agree with Stefan Winter on this one. You know the agent showing the home in front of you can see that you are waiting with your client to show the home next. Why can't they discuss anything they need to discuss outside of the home and let the next agent in. Sometimes I think agents stall on purpose just to frustrate those that are waiting. Common courtesy would be nice.

Too bad. Sorry, not sorry - Realtors need to wait their turn. From my experience, listing agents who allow buyer's agents to show simultaneously as if it were a circus are generally not very respectful of individual buyers bringing in offers. Whether the seller knows their agent is conducting showings like this or not, I was given real estate legal advice that if a buyer doesn't like the way the process is being handled by the seller, they don't have to participate. I let my home buyers know they'll be in for a rough ride if showings are mass oriented.

My thoughts are that the buyers should have time in the home alone with their agent when they are showing the home.  If another agent is waiting, I encourage any conversation or topic about the home to be done outside, as to be considerate to the other agent and buyer.

I'm flabbergasted!  I guess my opinion is the minority opinion.  My thoughts are a home might be shown, wild guess, 27 - 50 times before receiving an offer.  It also occurs to me that a buyer seeing other buyers in the home will understand that if they like a home they need to act quickly.  My one most stated phrase is; "We, as Realtors, work toghether about 95% - 99% of the time and compete seldom.  Working toghether should be our best interest.  We, in Santa Clarita, Ca., are truly fortunate as respect for each other is common.

I don't see the problem with more than one buyer seeing the house at a time.  If you have an appointment at at specific time, you should be able to see the house. You probably have other showings line up and a delay in one showing could cause another showing to be delayed.  Here in Phoenix in the summer I have a hard time asking anyone to wait in 110 plus temps.  Having  buyers with an infant and waiting 15 min the heat is unacceptable.  They could wait in a car, but if several agents are lined up this can be difficult.  If your buyer sees several people coming to see the house, so be it. They know it is a property in high demand. I typically will ask if we can also look at the property when it is being shown when we arrive at out appointed time.  Most say yes, not a  problem. We typically don't schedule appointments for vacant houses.  Most agents or owners scheduling showings will mention whether an other appointment has been scheduled.

Tony Lewis Time Management is a challenge for most of us - and I know people who are not in Real Estate.

One thing though, one should always respect others time, no matter what. We may call it being fair to other people.

Sounds like there needs to be better coordination to avoid waiting time. I do think each client deserves to see a home without bumping into crowds.

If I am the listing agent, I want the door open and let the feeding frenzy begin.  I don't do dual agency, so I'm not going to make you wait outside while I dilly dally.  My job is to get it sold-at the highest price and in the shortest amount of time.  It's like the whole "Black Friday" idea.  Get the most people in the door at once.

We don't have people standing in lines to see homes but we do book multiple appointments and give each agent and hour. We tell each agent there is an appointment before or after their showing that is plenty of time to show the home and discuss the details later. We have never had a problem

Good morning Tony. As an investor, I'm looking for properties to flip all the time, I'm often looking at properties with others at the same time, but can also understand if an agent didn't want anyone else in the home while they were showing it.
