Radon Testing in Real Estate
We as real estate agents become all too familiar with the many punch list things that go on when clients are selling their home. So many, many items that must be addressed...or at least should be done. Yes, most clients have gone through it before with past home sales but memories of these steps get lost in the deep recesses of the mind. So when a radon air test is done in a home in RI real estate it is required that a home not have open windows or doors for a couple of days. Even in the hot weather of summer it is a requirement of the test if it is to be accurate for the home buyers.
But sometimes sellers get so confused and that emptying the dehumidifier in the stifling summer heat still must be done. No they believed that keeping the windows and doors shut also meant letting the dehumidifier fill up and shut off. The radon inspector called me to say that the humidity level was too high in the basement to get a correct read on radon. He asked me if there was a dehumidifier in the basement and I said yes. Why were they not emptying it? I had already had this discussion with the sellers to empty it at least 3 times a day. So a phone call is in order to them don't you think?
I told them that the radon test needed to be done again because of the high humidity level in the basement. Oh, were we suppose to empty the dehumidifier still? I thought I would drop the phone...why would you not I said? Well I thought we were not suppose to open doors and go in the house. I just took a breath and said no you must go in continually and empty the dehumidifier I thought we discussed this item. Oh, well we thought we should not. I wish you had shared that with me I said. Shook my head and said to myself how much should I explain to clients. People live in homes with radon tests but they are not locked in until the test ends!? Just another item to put on that ever growing list of items to remind clients about.
Yes, opening & closing doors means just that open & close them just don't leave them open. That is the word and yes always, always continue to empty your dehumidifier. A speed bump in the home inspection process that can easily be remedied but delays the outcome. Just a reminder for all.
