Yesterday, I received an email from a buyer interested in seeing a property. I was with another buyer showing homes and didn't respond.
This morning, I contacted the buyer by phone and then by email. I explained I was NOT the listing agent and that the house was under contract. I added that the home has a sale of home contingency and is continuing to be marketed to buyers who don't have anything to sell.
Within 15 minutes, I got a call from the buyer. I explained the house was under contract. Before I could say more, he said his agent had told him the home was seller-financed.
I stopped him right there and told him he should contact his agent and not be talking to me at all. I explained I wasn't the listing agent. He said he had been requesting information through our website and assumed we were the listing agents. He asked for the listing agent's name to schedule a showing.
I advised him that should be done through his agent. He gave me his agent's name and asked me to contact her. No, you need to contact your agent and schedule a showing. He asked for the listing agent's name. I wasn't sitting at my computer so I didn't have that information readily available. I, once again, advised him to contact his agent.
Buyers: Due to listing syndication, properties are being marketed on broker websites that don't hold the listing. Are all the homes on www.FranklinHomesRealty.com our listings? No. Our website popped up first because Google recognizes it as an authority in Franklin real estate. Not all the listings you see on our website are our listings. As a matter of fact, you will find every listing in Middle Tennessee which number in the thousands on our website. That doesn't mean all those properties are listed with Franklin Homes Realty LLC.
If you are working with an agent, always contact him/her directly. He is paid to represent your interest. The listing agent represents the seller's interest. Don't try to do an end run around your agent. One of the things he gets paid to do is show you homes. Plus, you'd hate to reveal some personal information that could be used against you later during the negotiations.
Sellers: Think about listing with a company that has a great internet presence. Franklin Homes Realty LLC gets phone calls everyday from interested buyers. It's in your best interest to be with a brokerage that offers exceptional marketing of your home. If your agent isn't showing up in the Google search engine results for your property, he/she isn't doing a very good job of marketing your home.
