Homes on Our Website Aren't All Listed with Franklin Homes Realty LLCYesterday, I received an email from a buyer interested in seeing a property. I was with another buyer showing homes and didn't respond.

This morning, I contacted the buyer by phone and then by email. I explained I was NOT the listing agent and that the house was under contract. I added that the home has a sale of home contingency and is continuing to be marketed to buyers who don't have anything to sell.

Within 15 minutes, I got a call from the buyer. I explained the house was under contract. Before I could say more, he said his agent had told him the home was seller-financed.

I stopped him right there and told him he should contact his agent and not be talking to me at all. I explained I wasn't the listing agent. He said he had been requesting information through our website and assumed we were the listing agents. He asked for the listing agent's name to schedule a showing.

I advised him that should be done through his agent. He gave me his agent's name and asked me to contact her. No, you need to contact your agent and schedule a showing. He asked for the listing agent's name. I wasn't sitting at my computer so I didn't have that information readily available. I, once again, advised him to contact his agent.

Buyers: Due to listing syndication, properties are being marketed on broker websites that don't hold the listing. Are all the homes on www.FranklinHomesRealty.com our listings? No. Our website popped up first because Google recognizes it as an authority in Franklin real estate. Not all the listings you see on our website are our listings. As a matter of fact, you will find every listing in Middle Tennessee which number in the thousands on our website. That doesn't mean all those properties are listed with Franklin Homes Realty LLC.

If you are working with an agent, always contact him/her directly. He is paid to represent your interest. The listing agent represents the seller's interest. Don't try to do an end run around your agent. One of the things he gets paid to do is show you homes. Plus, you'd hate to reveal some personal information that could be used against you later during the negotiations.

Sellers: Think about listing with a company that has a great internet presence. Franklin Homes Realty LLC gets phone calls everyday from interested buyers. It's in your best interest to be with a brokerage that offers exceptional marketing of your home. If your agent isn't showing up in the Google search engine results for your property, he/she isn't doing a very good job of marketing your home.

Consumers are confused by the information available on the internet. They think the first website they see is the listing agent's site. Homes on our website aren't all listed with Franklin Homes Realty LLC but we'd be happy to help you buy or sell your next home. Contact us today at (615) 495-0752.

We get these sometimes as well.  The buyers think they need to do their Realtors job and hust start calling around willy nilly.  I'm not sure what they are hoping to find along the way.

Hi Tammie - Apparently, there are agents who never explain how representation works, and worse, agents who think it's okay to have other agents do their job for them. Add a rude buyer and I would get a bit hot too.

Tammy this is a concept that seems to be difficult for some Buyers to wrap their brain around.  But at the very minimum the Buyers Realtor needs to emphasize that they need to be the contact for ALL questions.

Tom - I work much better when people are nice to me.

Dick - This buyer was frustrated because he accused me of not telling the seller there was another interested buyer. I had to repeat several times I was not the listing agent, nor should he be contacting anyone other than his agent.

George - I'm not sure why buyers think they can do a better job than their agent.

It happens. Today I got a call from a buyer to set up showings for herself and her agent on listings in a condo community where I don't have the listings. I advised the buyer to have her agent check MLS and find the listings and call the listing agents. The buyer wanted me to do it for her. After awhile the agent called me. Bless her heart she said the buyer was out of control and she had been working with her for 7 months and never gotten a prequalification letter. I told her that if she repeatedly asked for one and hadn't received it that she did not have a qualified buyer and was wasting her time. She agreed.

Debbie - I've had similar things happen. Buyers need to be pre-approved with a lender and work with an agent to represent their needs.

Michael Jacobs - I'm chuckling because I've had to do the same. Really unbelievable. Don't they check the MLS before calling an agent to inquire about a property?
