When we sign the listing agreement with the seller, we promise them that we will sell their home at the best price, terms and conditions.

And the best way to achieve it is:

Market the Home to Buyer's Agent!

And if Barbara Todaro says so, we better believe it - and do it!

Listing agents are marketing agents.  We market to buyers, and we expect every buyer to have already secured the services of a buyer agent.  We market to buyer agents, and we depend upon them to show our listings.

Not all listing agents have that mindset. Many listing agents market to buyers with the attitude that dual agency will be the tool that will lead them to a sale on their listing.  The waters can get mucky when there’s no guidance available for either listing or buying side.

Marketing to buyer agents via agent open house events; via MLS by providing all of the information needed for a comfortable presentation to a buyer by their agent; via networking with buyer agents and having discussions about inventory that may satisfy their buyers’ needs is how we accomplish this. 

We rely on buyer agents to provide the buyers that we need to deliver our sellers to the closing table.  We provide full cooperation and as much guidance, information and documentation as needed to satisfy the buyer and buyer agent. 

We represent the seller, and a major portion of that representation includes promoting their property to other real estate agents.  We market to buyer agents, in as many ways as possible.  That’s good seller representation.

I think Barbara is correct, most listing agents try to find the buyer themselves and don't market specifically to buyers agents. I only occassionally get listings from agents.

I agree, but one of my old brokers sure didn't! Back before everyone in our town joined the board and became members of MLS, agents used to call to get information about listings or to say "Do you have..." 

My broker would get really mad at me for talking to them. 

His idea was that if they couldn't find what they wanted with that other agent, they'd be coming in our door before long - so WE could have both sides. 

I said I didn't care who sold my listings - I just wanted them sold.

Hi Praful Thakkar.  I'd say Barbara Todaro has it about right.  Marketing our listings to all is not only an important duty, but but a useful and profitable practice as well.

Praful I market to everyone and hope someone will bring an offer soon,  I do not care if they have an agent or not, I rather sell 15-20 of my listings faster and just get one side of the commission than wait for being on both sides and only sell three of my listings....Endre
